Leasing Consultant

Middleburg is hiring an experienced Leasing Consultant to manage the leasing process and assist with resident relations. Responsibilities
- Manage all aspects of the leasing process, including leasing apartments, maintaining availability lists, responding to inquiries, qualifying prospects, showing apartments, and preparing move-in paperwork.
- Generate interest by touring prospects, answering questions about amenities, local community, and property details.
- Maintain market, demographic, and economic knowledge; conduct monthly telephone market surveys and bi-monthly physical shops.
- Use property management software (e.g., RealPage, OneSite) to track availability, record traffic, manage resident/prospect data, and capture demographic information.
- Recommend strategies to increase qualified traffic and closing ratios.
- Promote resident and business referrals; develop and monitor merchant/neighborhood referral programs.
- Telemarket, cold-call, set appointments, and proactively contact prospective businesses.
- Follow up with prospects and new residents within 2 hours via email, notes, or calls to finalize leasing/renewal decisions.
- Ensure accurate and timely entry of prospect/resident data into software systems.
- Conduct move-in inspections, review leasing paperwork, and explain property rules.
- Manage lease renewals: prepare renewal letters/packages, track expirations, record notices to vacate, and interview residents about renewal decisions.
- Ensure lease renewal documents are signed, fees/deposits are collected, and compliance with Fair Housing regulations and property guidelines.
- Execute marketing activities to drive traffic and create lasting first impressions.
- Maintain market knowledge through weekly inquiries and monthly physical shops; review collateral and recommend market strategies.
- Deliver exceptional resident service to exceed expectations and improve retention.
- Assist in planning and preparing resident functions.
- Walk the property to assess curb appeal and overall appearance; report safety or dissatisfaction concerns to the Community Manager.
- Available for emergencies, resident functions, community events, and weekends.
Requirements
- High school diploma or equivalent; Bachelor’s degree preferred.
- 1+ years of customer service or sales experience; leasing experience a plus.
- Excellent verbal and written English communication skills.
- RealPage experience preferred.
- Basic computer skills in a Windows environment; proficiency in internet navigation, applications, and property management software.
Physical Requirements
- Frequent use of telephones and computers.
- Ability to walk apartments and grounds, including steps.
- Occasional lifting of up to 20 pounds.
- May require driving a golf cart.
Schedule
Primarily weekdays and weekends; hours may vary to meet business needs.
