About the Role

The Marketing Representative coordinates the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals. Responsibilities include leasing to new residents, ensuring resident satisfaction throughout the lease term, and securing lease renewals.

Responsibilities

  • Perform all sales and leasing activities in person to achieve revenue and occupancy goals, including greeting and qualifying prospects, conducting property tours, processing applications, credit screening, and lease preparation.
  • Inspect apartments prior to move-in to ensure they are ready and schedule any outstanding maintenance items.
  • Stay informed about market and competitor conditions, develop and implement marketing plans, and follow property policies for concessions and specials.
  • Design and execute offsite marketing activities, including resident referral programs, employer outreach, and internet marketing (Facebook, Instagram, email, etc.).
  • Use property management software (e.g., Yardi) to track apartment availability, record leasing activities, and manage resident and prospect data.
  • Maintain the property and show units to company standards, including daily inspections, communicating maintenance needs, and merchandising amenities.
  • Follow up with prospects and new residents to ensure satisfaction and finalize leasing decisions.
  • Execute lease renewal programs by preparing and delivering renewal letters, meeting with residents, and ensuring timely lease signings.
  • Respond promptly and courteously to resident and client concerns, documenting and conveying requests as needed.
  • Complete accounting, financial, administrative, and other reports as assigned.

Qualifications

  • High school diploma or GED equivalent required.
  • Sales, marketing, internet, and customer service background sufficient to resolve complaints, complete financial records, and manage reports.
  • Ability to read, write, and communicate effectively to explain apartment features, complete legal documents, and answer questions.
  • Mathematical skills to perform calculations for financial records, budgets, and fiscal reporting.
  • Proficiency in word processing, property management software (preferably Yardi), and spreadsheet programs.
  • Fluency in using the internet for marketing, advertising, and sales, including search engines and websites.
  • Current valid driver’s license required; industry certifications appreciated.

Schedule

This position is scheduled for 40 hours per week. Typical hours are 9:00 AM to 6:00 PM Monday through Friday, 10:00 AM to 5:00 PM on Saturday, and 1:00 PM to 5:00 PM on Sunday. Availability to work weekends when scheduled is required.

Physical Demands

  • Regularly required to use hands, talk, hear, stand, walk, reach, climb, stoop, and squat.
  • Must be able to access all parts of the property, including navigating stairs and extended distances.
  • Ability to operate golf carts (where applicable) and lift up to 20 pounds independently or 50 pounds with assistance.
  • Specific vision abilities include close, distance, color, peripheral, depth perception, and ability to adjust focus.
  • Routine local travel may be required for training, market research, or other job-related responsibilities.
