About the role
The Leasing Consultant's primary job is to rent apartments, whether to a new prospect or a current resident. They will also assist the Community Manager and Assistant Community Manager as directed.
Responsibilities
- Generate traffic and respond to telephone and internet inquiries
- Greet prospective residents and tour the property
- Qualify prospects and close sales by obtaining a rental application and a deposit
- Visually inspect the property daily for cleanliness
- Inspect and touch up model units
- Process rental applications, obtain required documents, schedule move-ins, and prepare lease file documents
- Maintain lease files per policy and procedure
- Accurately record traffic from all sources daily
- Convert at least 30% of total traffic to leases
- Follow up with prospective residents via phone and additional contacts
- Assist with community marketing plans to generate traffic
- Outreach marketing visits on a weekly basis
- Maintain leads and contacts
- Pick up trash, operate trash compactor, and clean apartment units
- Document all occurrences requiring attention to the Community Director
- Record resident service requests and assist the service team
- Schedule and inspect apartments for turnkey service
- Receive and acknowledge resident notices and prepare files
- Aid in lease renewal procedures by completing printouts and preparing renewal letters
- Contact residents by phone and send renewal letters
- Type new leases and addendums, assemble move-in packages, and keep market rate surveys updated
- Operate office alarm system and deliver move-in presentations
- Calculate daily rent, pro-rata charges, late fees, and percentages
- Communicate clearly with residents, both verbally and in writing
- Maintain a clean and neat appearance
- Treat residents, coworkers, supervisors, and vendors with respect and exhibit a sense of urgency
- Assist with other tasks as required
Requirements
- High school degree required, college degree preferred
- Computer skills: MS Word, MS Excel, MS Outlook, Entrada, and Google Suite
- Valid driver’s license and current automobile insurance
- Excellent written and verbal communication skills
- Basic understanding of Federal, State, and local Fair Housing laws
