Leasing Agent (Part Time)

Performs all sales and leasing activities to achieve the community’s revenue and occupancy goals.

Responsibilities

• Greet and qualify prospects, conduct community tours, and show apartments.
• Process applications, credit screening, and criminal background checks.
• Prepare lease and move-in packages, ensuring a smooth resident move-in and lease signing.
• Inspect apartments prior to resident move-in to ensure they are move-in ready; schedule outstanding maintenance items.
• Stay informed about current market and competitor conditions impacting occupancy and sales results.
• Develop and implement short- and long-term marketing plans and goals to sustain occupancy.
• Follow community policies related to concessions, specials, and programs to boost occupancy.
• Design and execute marketing activities to drive traffic, including resident referral programs, employer outreach, and internet marketing (Craigslist, Facebook, email, etc.).
• Use on-site property management software to track apartment availability, record leasing activities, and manage resident/prospect data.
• Ensure the community and show units meet show-quality standards by inspecting marketing corridors, communicating maintenance needs, and merchandising show units.
• Follow up with prospects and new residents to ensure satisfaction via email, thank-you notes, calls, or other contacts.
• Execute lease renewal programs by preparing renewal letters, meeting with residents, and ensuring timely signing of renewal documents.
• Respond promptly and courteously to resident and owner concerns, taking action to resolve problems.
• Promote a positive image of the apartment community and management company.

Requirements

• Two years of leasing experience in the multifamily industry.
• Solid sales and customer service skills.
• Ability to work well in a team environment.
• Active listening skills and willingness to learn.
• Attention to detail with a high degree of accuracy.
• Strong communication (written and verbal) and interpersonal skills.
• Good organizational and time management skills.
• Strong computer skills.
• Tax credit experience required.
• Weekends required.

Criminal History Record

Continued employment is contingent upon satisfactory results of a criminal history record check. Capstone’s policy excludes individuals convicted of misdemeanor or felony offenses involving illegal drug use, public indecency, theft, or crimes against persons or property. Exceptions may be made in special situations based on the nature of the crime, time elapsed, and other factors. Moving traffic violations are not considered except for reckless driving, DWI, or excessive red light/speeding violations.

Drug Screening

Continued employment is contingent upon satisfactory results of a drug screen test. Capstone’s policy excludes individuals who test positive for illegal drug use or alcohol abuse.
