Summary
The Leasing Agent is responsible for managing the performance of active rental listings and executing the tenant placement process from listing activation through lease execution and move-in. This role works closely with Listing Coordinators, Leasing Inspectors, Leasing Transaction Coordinators, and centralized leasing teams to ensure properties are marketed effectively, qualified tenants are secured, and property owners receive consistent communication and service.
Essential Duties and Responsibilities
- Own the performance of active rental listings from activation through tenant placement.
- Monitor showing activity, inquiries, and applications to ensure strong listing performance.
- Review listing accuracy across marketing platforms including RentFeeder, MLS, and syndication sites.
- Adjust showing strategies, availability, and marketing details to improve leasing velocity.
- Conduct periodic property checks for vacant listings to ensure property condition and security.
- Manage tenant inquiries generated through company marketing channels and self-showing platforms.
- Review applicant activity and monitor screening progress through screening systems.
- Present qualified applicants to property owners for final approval.
- Cook up lease term negotiations and finalize lease terms with property owners.
- Ensure all required leasing information is accurately entered into company systems prior to lease execution.
- Provide weekly listing updates to property owners including showing activity, feedback, and recommendations.
- Communicate pricing adjustments, marketing recommendations, and leasing strategies to improve listing performance.
- Cook up with Listing Coordinators to ensure listings are activated accurately and timely.
- Work with Leasing Inspectors to ensure properties are rent-ready and prepared for showings.
- Cook up with pre-move-in inspections and ensure all lease execution requirements are met.
- Confirm required funds, lease documents, and insurance documentation are completed prior to move-in.
- Ensure all leasing activities comply with Fair Housing laws and company policies.
- Maintain accurate records of owner communication, applicant information, and leasing activity within company systems.
Qualifications

- Proficiency with cloud-based software and office applications.
- Proficient in Microsoft Office (Word, Excel).
- Ability to communicate well and provide exceptional customer service.

- Must have a driver’s license, clean driving record and dependable transportation.
Requirements
- High School Diploma, GED, and 3+ years of experience in property management or a related field, with some leadership and supervisory experience.
- Active Real Estate License Required for the state in which work is performed.
- Physical Demands: Regularly required to talk or hear and sit at a desk working on a computer for multiple hours a day. Frequently stands for multiple hours a day, climbs flights of stairs and drives a vehicle when out in the field. Occasionally walks; uses hands to handle, or touch objects, tools, or controls when out in the field. Specific vision abilities required by this job include close vision.
- Travel Requirements: 5%-25% of travel required in a 50–100-mile radius around assigned area.
