Real Estate Equities is hiring a Leasing Specialist to join our team at Spring House Neighborhood in Coon Rapids, MN. This role focuses on leasing apartments to maintain competitive occupancy in the marketplace.

Responsibilities
- Meet or exceed budgeted occupancy requirements by creating a positive prospect experience
- Manage Knock leasing platform, follow up with leads, and maintain an engagement score of 85% or higher
- Schedule tours, show apartments, and follow up with prospects
- Respond to leasing inquiries via email
- Process prospect background checks and ensure they meet company screening requirements
- Process paperwork for household eligibility in affordable housing programs
- Handle resident applications and follow up to secure necessary paperwork for leasing or renewals
- Complete monthly pricing analysis of competitive buildings to optimize pricing and promotions
- Provide exceptional customer service and foster good resident relations
- Report issues with vacant apartments that may deter renting
- Guide residents to appropriate staff for issue resolution
- Attend compliance training (in-person, video conference, or vendor-provided)
- Participate in regularly scheduled training and meetings
- Engage in resident activities and outreach programs
- Contribute as a valuable team member
- Perform other duties as assigned
Requirements
- 1-3 years of previous leasing or related sales experience preferred
- Yardi and Knock experience preferred
- Previous affordable housing experience with Section 8, Section 42, LIHTC, and Tax Credit preferred
- Strong verbal and written communication skills
- Excellent organizational skills and ability to multitask under deadlines
- Intermediate proficiency with Microsoft Office suite
- Ability to maintain a professional office environment and treat coworkers and residents with respect
- Ability to understand and follow instructions
- Knowledge of Fair Housing Laws and ability to apply them in daily interactions
- Consistently follow, enforce, and support company screening criteria per Fair Housing Laws
Physical Requirements
- Ability to sit for long periods at a computer
- Ability to lift up to 10 pounds
- Ability to twist, turn, bend, stoop, and walk up and down stairs as necessary
