About the Role
Performs all sales and leasing activities to achieve the community’s revenue and occupancy goals. Responsibilities include greeting and qualifying prospects, conducting community tours, showing apartments, processing applications, credit screening, and criminal background checks. Prepares lease and move-in packages and ensures a smooth resident move-in and lease signing process.
Responsibilities
- Inspects apartments prior to resident move-in to ensure they are in move-in ready condition and schedules any outstanding maintenance items.
- Stays informed about current market and competitor conditions that may impact occupancy and sales results.
- Develops and implements short- and long-term marketing plans and goals to sustain occupancy.
- Follows community policies related to concessions, specials, and other programs to boost occupancy.
- Designs and executes marketing activities to drive traffic, including resident referral programs, employer outreach, and internet marketing (Craigslist, Facebook, email, and other websites).
- Uses on-site property management software to track apartment availability, record leasing activities, manage resident and prospect data, and capture demographic information.
- Ensures the community and show units meet show-quality standards by inspecting the marketing corridor and leasing tour, communicating maintenance needs, and merchandising show units and amenities.
- Follows up with prospects and new residents to ensure satisfaction through emails, thank-you notes, calls, or other contacts.
- Executes lease renewal programs by preparing renewal letters, meeting with residents, and ensuring timely signing of renewal documents.
- Responds quickly and courteously to resident and client concerns, taking prompt action to resolve issues.
- Promotes a positive image of the apartment community and management company.
Requirements
- Two years of leasing experience in the multifamily industry.
- Solid sales and customer service skills.
- Ability to work well in a team environment.
- Active listening skills and willingness to learn.
- Strong attention to detail and accuracy.
- Excellent written and verbal communication and interpersonal skills.
- Good organizational and time management skills.
- Strong computer skills.
- Weekend availability required.

Pay
Competitive pay for the market plus commissions.
