Lease Up Service Technician - Prose at Parkvale

About the role

Greystar is a leading real estate platform offering property management, investment management, development, and construction services in rental housing. This role is for a Lease Up Service Technician at Parkvale, Littleton, Colorado.

Responsibilities

• Completes assigned work orders and preventative maintenance tasks.
• Prepares vacant apartment homes for leasing and new move-ins by completing the make-ready process.
• Accesses and returns materials, supplies, equipment, tools, and other items from the property’s maintenance department.
• Documents and tracks service requests in a timely, accurate, and complete manner.
• Maintains the grounds, common areas, and amenities by performing tasks such as picking up trash, pressure-washing, cleaning, and painting.
• Supports cost-cutting and expense control programs by fixing rather than replacing parts when possible.

Other Responsibilities

• Complies with safety and risk-management policies by attending safety meetings, completing required training, and reporting accidents and incidents promptly.
• Periodically inspects work performed by contractors, vendors, and other service providers to ensure quality standards are met.
• Assists in conducting routine and periodic property inspections to identify safety and risk management concerns.

Physical Demands

• Stand, walk, and/or sit for extended periods of time.
• Bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
• Work inside and outside in all weather conditions.
• Push, pull, lift, carry, or maneuver weights of up to twenty-five (25) pounds independently and fifty (50) pounds with assistance.
• Rare or regular travel may be required to assist other properties, attend training classes, business meetings, or other situations.
• Work a flexible work schedule, which includes taking “call” during evenings, weekends, and holidays.

Required Licenses or Certifications

• EPA certifications Type 1 and II or Universal for refrigerant recycling (for Certified Service Technicians).
• All certifications as required by State and Local jurisdictions (for all Service Technicians).
• A valid driver’s license to operate a golf cart on property, if applicable.

Additional Compensation

• Base salary ranging from $22 to $25 per hour.
• Quarterly or annual bonuses based on individual and company performance (Corporate Positions).
• Weekly, monthly, and/or quarterly bonuses (Onsite Property Positions).
