Lead Operating Engineer

Responsibilities

• Complete assigned tasks such as painting, pressure washing, snow removal, maintaining lighting system bulbs/ballasts, plumbing, HVAC systems, water treatment, locksmith work, and general maintenance.
• Work with the General Manager to supervise and implement the preventative maintenance program.
• Oversee and maintain the building automation system.
• Bid, provide recommendations, and oversee building operational projects and maintenance contracts.
• Work with the General Manager to create and implement the annual budget.
• Maintain work order system (CMMS) daily and complete any tenant service requests.
• Support on-call or emergency response situations.
• Troubleshoot all building systems, including electrical, DDC and pneumatic controls.
• Purchase and inventory control.
• Comply with all safety procedures.
• Participate in ongoing technical, safety, and operational process training programs.
• Other projects and tasks as assigned.

Qualifications

• High School diploma or GED equivalents with 3-5 years of related work experience in repair, maintenance, HVAC, plumbing, electrical or carpentry, especially in heat pumps or related equipment.
• Preferred qualifications include trade school education, union training, military service, or college, as well as Universal CFC EPA certification or interest in achieving within the first year (with JLL assistance).
• Leadership/supervisory experience.
• Experience using Microsoft Office (Word, Outlook, Excel, Teams).
• Experience with building work order systems (Building Engines, Corrigo, etc.).
• Experience with building automation systems (Trane, etc.).
• Experience with fire life safety systems.
• Boiler license or willingness to obtain.
• Ability to lift up to 50 lbs.
• Comfort using ladders up to 30 feet tall.
• Ability to frequently climb, bend, kneel, lift, and/or drive equipment.
• Strong customer service skills.
