Lead Maintenance Worker

About the Role

This is a working lead position responsible for overseeing and performing maintenance and repairs on equipment, machinery, and facilities. The Lead Maintenance Worker leads and mentors other maintenance staff, ensuring quality work and adherence to safety standards. The role requires on-call availability based on hospital needs.

Responsibilities

  • Attends meetings and supervises staff in the absence of the Director of Plant Operations
  • Performs special projects as assigned by the Director of Plant Operations
  • Maintains oversight of work orders and repairs
  • Fixes electrical, plumbing, carpentry, sheetrock, and painting issues
  • Performs general HVAC repairs and services
  • Repairs and treats structures such as showers, sinks, appliances, doors/cabinets, walls, and building exteriors
  • Schedules and completes preventative maintenance programs
  • Performs grounds work, including grounds pickup, sweeping, and light landscaping
  • Makes regular inspections of grounds, buildings, plumbing, electrical fixtures, and major equipment to identify potential issues
  • Maintains logs of maintenance activities and repairs performed
  • Ensures adherence to safety regulations, procedures, and infection control requirements
  • Familiar with the location of power, water, and gas turnoff valves, clean-out traps, fire extinguishers, and fire hydrants on the property
  • Cleans up thoroughly after performing work
  • Notifies Director of Plant Operations and/or leadership regarding supplies needed to complete requests
  • Attends employee meetings and training as requested
  • Performs general repair and maintenance, as well as special functions such as facility cleaning
  • Participates in drills, maintenance, and response to alarms and EOC maintenance-related codes
  • Familiar with The Joint Commission (TJC) standards and requirements
  • Participates in activities that enhance professional growth and development
  • Works with other maintenance staff and contractors as needed
  • Upholds the organization's ethics and customer service standards
  • Performs other duties as assigned

Requirements

  • High School diploma or equivalent (years of experience can substitute for education)
  • Three years of general experience with plumbing and air conditioning, including repairs and maintenance, preferably in a commercial or healthcare environment
  • Must possess or obtain a valid CPR certification and complete de-escalation training prior to completing orientation
  • Must be available for on-call, weekend, day, and night shifts as assigned

  • Ability to concentrate on work amidst distractions such as noise, conversations, and foot traffic
  • Ability to consistently meet deadlines and be flexible with work hours
  • Ability to work closely with patients and staff in a caring and supportive style, maintaining self-control in volatile or hostile interactions
  • General knowledge and understanding of safety procedures
  • Skills in maintaining highly confidential information
  • General knowledge of a work order system, including assigning and closing work orders

Physical Requirements

  • Ability to stoop, kneel, crouch, crawl, reach, stand, walk, push, pull, lift, and grasp
  • Ability to perceive attributes of objects such as size, shape, temperature, and texture by touch
  • Ability to express and exchange ideas via spoken word, including conveying detailed or important instructions accurately, sometimes quickly and loudly
  • Hearing to perceive sound with no less than 40 db loss at 500 Hz, 1000 Hz, and 2000 Hz, with or without correction
  • Ability to perform repetitive motions with wrists, hands, and fingers
  • Ability to exert up to 100 pounds of force occasionally and lift, carry, push, pull, or otherwise move objects
  • Minimum standard of visual acuity, with or without correction, to complete administrative tasks and inspections
  • Ability to work and concentrate amidst distractions and handle interruptions
  • Work is predominantly indoors, though occasional exposure to temperature changes or adverse environmental conditions may occur

This role involves contact with patients or patient specimens, with possible exposure to blood, body fluids, and non-intact skin or tissue specimens.
