Lead Maintenance Technician

About the role

Spring Valley Apartments is seeking a reliable and skilled Lead Maintenance Technician to support their property's maintenance operations.

Responsibilities

• Assist in completing work orders, make-readies, and preventative maintenance in a timely manner.
• Perform general property maintenance, including:
• Basic plumbing and electrical repairs (non-licensed level).
• Appliance installation and troubleshooting.
• Drywall repair, carpentry, painting, and hardware replacement.
• Pool care and pest control (if performed in-house).
• Support the team in identifying and resolving safety hazards around the property.
• Maintain accurate records of maintenance requests and completed work.
• Provide excellent customer service when interacting with residents and vendors.
• Participate in the on-call rotation for after-hours maintenance emergencies.
• Aid in coordinating outside contractors and vendors as needed.
• Adhere to all company safety standards and procedures.

Qualifications

• Education: High School Diploma or equivalent preferred.
• Experience: At least 2 years of apartment, property, or related maintenance experience.
• Certifications: HVAC certification required. (Optional) EPA certification for Freon handling required. Pool/spa and pest control certification (if performed in-house).
• Skills: Proficiency with general maintenance tools and equipment; strong communication and customer service skills; ability to read and write in English; bilingual a plus; valid driver’s license, auto insurance, and reliable transportation; working smartphone with data plan for company apps.
• Physical Requirements: Ability to lift up to 50 lbs. and perform physically demanding tasks; comfortable working at heights over 8 feet (e.g., roofs, ladders); ability to work in confined spaces (attics, crawl spaces).
