About the role
Assists the General Manager in the functioning of the hotel. Performs repairs and preventative maintenance work to ensure the hotel maintenance quality standards are achieved and maintained. Provides excellent guest service in an efficient, courteous, and professional manner; follows LBA standards of friendly hospitality while adhering to guidelines and procedures.
Character traits of honesty and trustworthiness are essential to this position and must be displayed at all times. Potential associates must pass appropriate security clearances.
Responsibilities
- Supervise, perform, and document preventative maintenance program according to company and brand standards.
- Follow and manage using company procedures and policies; maintain logs, bibles, and checklists on schedule.
- Perform preventative maintenance and repairs as well as general maintenance on property grounds.
- Use and care for hand and power tools and equipment appropriate to the area assignment.
- Assist with guest issues while maintaining a professional and hospitable attitude; maintain guest privacy.
- Diagnose malfunctions and defects in mechanical and similar equipment and determine adequate corrective measures.
- Perform general minor repairs to in-house plumbing, electrical, refrigeration, kitchen equipment, and HVAC systems.
- Maintain facility using consistent preventative maintenance guidelines: check and ensure repairs are made to plumbing systems, electrical systems, building interior, and exterior.
- Respond to work orders in a timely manner.
- Train all maintenance staff and other designated associates in responsibilities and safety.
- Work with associates regarding their role in the upkeep, safety, and security of the property.
- Maintain all paperwork in accordance with LBA standards.
- Ensure maintenance department and applicable staff have sufficient tools to do their jobs daily.
- Assign and supervise the work of less experienced workers.
- Communicate effectively with staff, upper management, guests, and co-workers.
- Practice safety standards at all times; report or correct any hazardous conditions observed immediately.
- Work within budgetary guidelines and understand the importance of cost-saving without sacrificing service.
- All other duties as assigned and within the realm of physical capabilities.
Requirements
- Two years as a maintenance technician or similar position.
- Ability to perform major life activities: standing, lifting, bending, learning, reading, concentrating, thinking, and communicating.
- Ability to push or pull 100 pounds unassisted and lift and/or carry 60 pounds unassisted.
- Ability to stand for eight hours, bend, stretch, reach, climb ladders, crawl, kneel, and be low to the ground, sometimes for extended periods.
- Ability to communicate with other associates and/or guests.
- Ability to see and hear.
Skills
- Knowledge of methods, practices, tools, equipment, and materials used in building and mechanical trades.
- Awareness of occupational hazards in the use of power tools and equipment, and necessary safety precautions.
- Understanding of repairs and maintenance of furniture and fixtures within the hotel.
- Working knowledge of preventative maintenance, electrical, HVAC, and plumbing.
- Basic computer knowledge.
- Organizational skills to maintain logs, checklists, and schedules.
- Ability to diagnose malfunctions and defects in mechanical equipment and determine corrective measures.
- Ability to work as a team member and remain service-centric.
- Professional communication with guests and co-workers.
Working Conditions
- Physical presence at the hotel is required; not conducive to telecommuting or remote work.
- Standing and walking for long periods while maintaining a friendly professional image.
- May be required to spend long periods outdoors in heat or cold.
- May be required to work any day or shift, including nights and weekends.
