About the role
The Lead Maintenance Technician is responsible for performing routine maintenance in individual apartments, common areas, and amenity areas. They also prepare vacant units for new move-ins, assist in various cleaning functions, and monitor the grounds.
Responsibilities
- Daily: Performs service requests, prepares vacant apartments for new move-ins, maintains property appearance, performs maintenance tasks like painting, cleaning, carpet cleaning, and window washing.
- Weekly: Assists in cleaning internal areas of buildings, assisting other departments with moving furniture, and unloading and storing supplies.
- Monthly: Assists in ordering supplies for the property.
- Annually: Performs preventative maintenance duties as outlined in an annual Preventative Maintenance Program.
- Other duties: Receives written or verbal instructions, cuts grass, trims weeds, plants flowers, constructs flower garden borders, cleans windows, empties trash cans, paints, repairs parking lots and sidewalks, maintains and repairs buildings’ plumbing and electrical systems, and assists other departments with moving furniture.
Requirements
- Education and Experience: High school diploma or GED; one to three years' related experience and/or training; or equivalent combination of education and experience.
- Skills and Abilities: Must have good communication skills with the general public; must be able to operate various tools such as a power drill, power saw, pressure washer, lawn mower, shop tools, and other tools normally used in the duties of this job.

Pay
Competitive salary & high bonus potential
Schedule
The employee is subject to schedule changes and/or overtime as required by the job and his/her supervisor. This may include working weekends, working after the course of normal business hours, and at other times as required by the job. The employee is subject to these schedule changes on as little notice as 24 hours.
