About the role
The Lead Maintenance Technician plays a pivotal role in ensuring the safety, comfort, and overall functionality of AvalonBay Communities' properties. They diagnose and repair problems in various areas, assist with work orders, train and mentor technicians, conduct preventative maintenance, and ensure vacant units are ready for occupancy.
Responsibilities
- Diagnose and repair problems in HVAC, electrical, plumbing, major appliances, carpentry, emergency systems, flooring, hardware accessories, masonry, painting/wallpaper, water features, and waste management systems.
- Absorb and organize work orders and general maintenance tasks.
- Complete assigned work orders and repairs in accordance with company standards and in a timely manner.
- Ensure vacant apartment homes and car garages are rent-ready by performing turnkey work such as cleaning, carpet cleaning, appliance repair, caulking, painting, and repairs.
- Train, mentor, and oversee work/projects of Maintenance Technicians I and II.
- Conduct apartment Preventative Maintenance (PM).
- Inspect community’s grounds and buildings daily to identify maintenance needs.
- Follow safety protocols and perform hot works within AVB Standards.
Requirements
- 3+ years of experience in maintenance work, including HVAC repair, plumbing, electrical, and general maintenance.
- A valid driver's license.
- HVAC certification (or willingness to learn).
- Ability to accommodate an on-call schedule.
- Effective communication skills to provide customer service.
- Knowledge of cleaning and chemical supplies, Hazard Communication Safety Data Sheets, and proper applications of chemicals.
- Understanding of PPE and its proper use.
- Basic knowledge of emergency systems, shutoffs, and their sequence of operations.
- Basic understanding of paint types and tools.

Pay
Total Base Pay Range: $61,500.00 - $83,500.00
Schedule
Weekly Scheduled Hours: 40
