About the role
The Lead Maintenance Technician plays a pivotal role in ensuring the safety, comfort, and overall functionality of AvalonBay Communities' properties. They diagnose and repair problems in various areas, assist with work orders, and train and mentor other technicians.
Responsibilities
- Diagnose and repair problems in HVAC, electrical, plumbing, major appliances, carpentry, emergency systems, flooring, hardware accessories, masonry, painting/wallpaper, water features, and waste management systems.
- Absorb and organize work orders and general maintenance tasks.
- Complete assigned work orders and repairs in a timely manner, ensuring vacant apartments and garages are rent-ready.
- Train, mentor, and oversee the work/projects of Maintenance Technicians I and II.
- Conduct preventative maintenance (PM) inspections of the community's grounds and buildings daily.
- Identify and address maintenance needs, ensuring an incident and injury-free safety culture.
- Perform hot works, including brazing, soldering, and welding, according to AVB standards.
Requirements
- 3+ years of experience in maintenance work, including HVAC repair, plumbing, electrical, and general maintenance.
- A valid driver's license.
- Hvac certification (or willingness to learn).
- Ability to accommodate an on-call schedule.
- Effective communication skills with residents and associates.
- Knowledge of cleaning supplies and their proper handling.
- Understanding of personal protective equipment (PPE) and its proper use.
- Basic knowledge of emergency systems, shutoffs, and their operation.
- Basic understanding of paint types and tools.
Qualifications
- Ability to read and understand policies and procedures, including Key Control Policy, Apartment Home Turnover Policy, and Maintenance Emergency policies.
- Knowledge of Hazard Communication Safety Data Sheets (SDS) and proper applications of chemicals.
- Basic understanding of emergency systems and shutoffs.
- Basic understanding of paint types and tools.

Pay
Total base pay range: $56,000.00 - $76,000.00
