About the role
The Lead Maintenance Technician oversees ongoing facility maintenance and repairs to keep the company's multifamily property operating and appearing at its best. This role requires five-plus years of experience in property maintenance, preferably in a residential or hospitality setting, with at least one year of supervisory experience.
Responsibilities
- Address work orders and other repair and maintenance issues before they escalate into major problems using technical certifications in HVAC, CPO for pools/spas, and other specialized training as needed.
- Proactively address routine maintenance and cleanliness of the property, including resident amenities like the pool and clubhouse.
- Lead by example, assisting other technicians and managing the Make-Ready board to ensure turnover work stays on schedule and property grounds are maintained.
- Engage in difficult conversations with employees and residents, seeking to understand and resolve their concerns.
- Manage a safe working environment for the team and a safe living environment for residents, adhering to safety protocols and handling hazardous materials appropriately.
Requirements
- Full-time Monday through Friday, with occasional on-call hours and weekends as needed.
- Maintain a valid driver’s license to operate company-owned vehicles or utilize personal vehicles for work.
- Use a tool kit to complete work orders and occasionally use a company-owned vehicle for moving around the property or picking up supplies off-site.
Qualifications

- Familiarity with local, state, and federal employment laws, including wage and hour, meal and rest breaks, OSHA, and human rights and equal employment opportunity regulations.
- Able and willing to maintain regular attendance and punctuality, ensuring all essential duties are fulfilled.
- Demonstrated attention to detail and strong organizational skills, with a proven ability to meet goals and deadlines.
- Basic proficiency with Microsoft Office Suite or related software.

Schedule
- Full-time Monday through Friday, 8:00 AM – 5:00 PM, with occasional on-call hours and weekends.
Physical Requirements
- Frequent lifting or moving items weighing up to 25 pounds; occasional lifting or moving items weighing up to 50 pounds.
- Manipulating tools and objects or controlling equipment; adequate vision to do the same safely.
- Moving about the property to perform assigned tasks and responsibilities, including standing for extended periods, walking, climbing stairs and ladders, stooping, kneeling, crouching, or crawling.
- Performing functions in various weather conditions and variable climates.
