About the role

The Lead Maintenance Technician oversees ongoing facility maintenance and repairs to keep the company's multifamily property operating and appearing at its best. This role requires a minimum of 4 years of relevant work experience, preferably in property management or hospitality, with at least 1 year of supervisory experience.

Responsibilities

  • Address work orders and other repair and maintenance issues before they escalate into major problems using technical certifications in HVAC, CPO for pools/spas, and other specialized training as needed.
  • Proactively address routine maintenance and the general cleanliness of the property, including resident amenities like the pool and clubhouse.
  • Set the tone and standard for how work gets done, leading by example and assisting where needed.
  • Manage the Make-Ready board to ensure turnover work stays on schedule and ensure the property grounds are kept up.
  • Engage in difficult conversations with employees and residents, hearing their concerns and issues and seeking to understand and resolve them.
  • Utilize your EPA certification to handle certain substances and chemicals properly and train the maintenance team in proper safety procedures and protocols.

Requirements

  • Familiarity with local, state, and federal employment laws, including wage and hour, meal and rest breaks, OSHA, and human rights and equal employment opportunity regulations.
  • Able and willing to maintain regular attendance and punctuality to ensure all essential duties are fulfilled.
  • Demonstrated attention to detail to ensure that all jobs are completed in an exemplary manner and any potential hazards or warning signs of problems are not overlooked.
  • Familiarity with a variety of tools and materials needed to maintain residential buildings.
  • Excellent verbal and written communication skills with the ability to write and speak clearly.
  • Treats everyone with respect and dignity, accepts responsibility and takes ownership of tasks, follows through on commitments, takes initiative, and maintains confidentiality.
  • Strong organizational skills and attention to detail, strong time management skills with a proven ability to meet goals and deadlines.
  • Basic proficiency with Microsoft Office Suite or related software.

Qualifications

  • A high school diploma or GED is required.
  • Technical degree in a related area of study or one or more technical certifications in HVAC, plumbing, or electrical; S1 or S2 HVAC certification is highly desirable.
  • Prior experience in general building maintenance or painting in a commercial or residential environment, including general handyman work, light carpentry, electrical, or plumbing.
  • Experience in maintaining and repairing HVAC systems.
  • Proficiency with Microsoft Office Suite or related software.
  • Own tools.
  • Valid driver’s license to operate company-owned vehicles or to utilize own vehicle for work.

Physical Requirements

  • Able to frequently lift or move items weighing up to 25 pounds; occasionally needs to lift or move items weighing up to 50 pounds.
  • Able to use hands to use and manipulate tools and objects or control equipment; adequate vision to do the same safely.
  • Able to move about the property to perform assigned tasks and responsibilities, including standing for extended periods, walking, climbing stairs and ladders, stooping, kneeling, crouching, or crawling to perform functions in various weather conditions and variable climates.

Schedule

You will work full-time Monday through Friday at our location. Occasional on-call hours as set by the Property Management team may be required. You must maintain your own tool kit and may occasionally need to use a company-owned vehicle for work.
