About the role
The Lead Maintenance Technician oversees ongoing facility maintenance and repairs to keep the company's multifamily property operating and appearing at its best. This role requires a minimum of 4 years of relevant work experience, preferably in property management or hospitality, with at least 1 year of supervisory experience.
Responsibilities
- Address work orders and other repair and maintenance issues before they escalate into major problems using technical certifications in HVAC, CPO for pools/spas, or other specialized training as needed.
- Proactively address routine maintenance and cleanliness of the property, including resident amenities like the pool and clubhouse.
- Lead by example, assisting where needed and completing assigned work orders.
- Manage the Make-Ready board to ensure turnover work stays on schedule and maintain property grounds.
- Engage in difficult conversations with employees and residents, seeking to understand and resolve their concerns.
- Ensure a safe working environment for the team and a safe living environment for residents, adhering to safety procedures and protocols.
Requirements
- Treats all current and future residents with the highest level of concern and care; demonstrates a natural disposition towards personal and public safety.
- Familiarity with local, state, and federal employment laws, including wage and hour, meal and rest breaks, OSHA, and human rights and equal employment opportunity regulations.
- Able and willing to maintain regular attendance and punctuality to ensure all essential duties are fulfilled.
- Demonstrated attention to detail to ensure that all jobs are completed in an exemplary manner and any potential hazards or warning signs of problems are not overlooked.
- Familiarity with a variety of tools and materials needed to maintain residential buildings.
- Excellent verbal and written communication skills with the ability to write and speak clearly.
- Treats everyone with respect and dignity, accepts responsibility and takes ownership of tasks, follows through on commitments, takes initiative, and maintains confidentiality.
- Strong organizational skills and attention to detail, strong time management skills with a proven ability to meet goals and deadlines.
- Basic proficiency with Microsoft Office Suite or related software.
Qualifications
- A high school diploma or GED is required.
- Technical degree in a related area of study or one or more technical certifications in HVAC, plumbing, or electrical.
- S1 or S2 HVAC certification highly desirable.
- Prior experience in general building maintenance or painting in a commercial or residential environment.
- Experience in maintaining and repairing HVAC systems.
- Proficiency with Microsoft Office Suite or related software.
- Valid driver’s license to operate company-owned vehicles or to utilize own vehicle for work.
Physical Requirements
- Able to frequently lift or move items weighing up to 25 pounds; occasionally needs to lift or move items weighing up to 50 pounds.
- Able to use hands to use and manipulate tools and objects or control equipment; adequate vision to do the same safely.
- Able to move about the property to perform assigned tasks and responsibilities, including standing for extended periods, walking, climbing stairs and ladders, stooping, kneeling, crouching, or crawling to perform functions in various weather conditions and variable climates.

Schedule
Full-time Monday through Friday at our location, with occasional on-call hours and weekends as needed. During high-traffic holiday periods, the schedule may vary according to company standards, and supervisor approval is required.
