Lead Maintenance Tech

Responsibilities

  • Work closely with the Maintenance Supervisor, assuming some of the Supervisor’s duties in his or her absence.
  • Aid in maintaining the physical integrity of the community.
  • Supervise maintenance staff and distribute work orders.
  • Collaborate with vendors to ensure quality of work.
  • Assist technicians with issues that arise during their duties.
  • Ensure a safe, secure, and comfortable living environment for residents, visitors, and staff.
  • Provide exceptional customer service while assessing and repairing the property.
  • Use computer skills as required.
  • Comply with relevant laws and regulations, including EPA and OSHA guidelines.
  • Be aware of and address unsafe conditions promptly.
  • Perform basic and advanced HVAC repairs, electrical work, and light plumbing tasks.
  • Carry out carpentry work, painting, and cleaning duties.
  • Respond to work orders and resident concerns in a timely manner.
  • Complete accurate records and report maintenance and resident-related concerns.
  • Periodically inspect units, buildings, and common areas, performing necessary repairs and janitorial tasks.
  • Ensure storage areas and entrances are secure and maintain adequate lighting.
  • Attend and participate in training seminars as requested.
  • Operate within OSHA standards and company safety policies and procedures.
  • Interact professionally with residents, contractors, and property management team.

Qualifications

  • High School Diploma or GED.
  • One year of Supervisor experience, or three years’ experience or training in carpentry, light plumbing work, light electrical work, painting, refurbishing, and cleaning.
  • Proven knowledge and application of codes, laws, and regulations.
  • Valid Driver’s License and acceptable driving record.
  • Must successfully complete all required courses, classes, and training provided by MMS.
  • Ability to read and write legibly, read and interpret technical drawings and diagrams, prioritize and manage daily workload, take instructions, exercise problem-solving skills, and interact professionally.
  • Knowledgeable and skilled in the safe use and maintenance of required tools.

Qualifications

  • Experience: HVAC certification preferred.
  • Education/Training: High School Diploma or GED.
  • Required Skills and Abilities: Teamwork, customer service, problem-solving, communication, reading and writing skills, ability to read and interpret technical drawings, prioritize and manage workload, follow instructions, and use tools safely.
