About the role
NM Residential is seeking an experienced Lead Maintenance professional to join our dynamic team at Marden Ridge Apartments.
Responsibilities
- Supervise and support on-site maintenance staff, including scheduling, work assignments, and day-to-day guidance, under the direction of the Property Manager
- Coordinate apartment make-ready activities, service requests, and maintenance priorities to ensure timely completion and readiness for occupancy
- Work closely with the Property Manager and office team on unit walks, inspections, move-ins, and move-outs
- Perform and oversee repairs to appliances, plumbing, HVAC, electrical, and general building systems
- Maintain maintenance supply inventory and assist with budget monitoring; obtain approval for major or unbudgeted purchases
- Conduct regular property inspections to identify maintenance needs, safety hazards, and preventive maintenance opportunities
- Ensure cleanliness of work areas and proper removal of trash and debris during make-ready activities
- Train and mentor maintenance staff and provide input on performance, development, and corrective action as needed
- Coordinate preventive maintenance programs and complete required safety audits
- Perform other duties as assigned by management
Technical Maintenance Responsibilities
- Appliance Repair – Troubleshooting and repair of washers/dryers, pumps, transmissions, and water heaters
- Carpentry – Cabinetry, door hardware, hinges, drywall repair/replacement, window and shelving installation
- Electrical – Replace outlets, switches, fixtures, circuit breakers, photocells, and ballasts; use test equipment safely
- Heating, Ventilation, and Air Conditioning (HVAC) – Filter changes, coil cleaning, pump replacement, troubleshooting via schematics and wiring diagrams; EPA certification required
- Plumbing – Repairs on copper, PVC, and CPVC; toilets, fixtures, valves, water heaters; use of electric auger or snake
- Pool/Spa Care – Filter cleaning, chemical testing, pump/motor repair, safety and signage compliance
Qualifications
- Education: High School Diploma or GED (required)
- EPA Universal Certification (Required)
- Experience: Minimum of 5 years of maintenance experience (required)
- Minimum of 3 years of maintenance supervisor or lead role experience (required)
