About the Role
We are seeking a dependable and experienced Lead Maintenance Technician to oversee daily maintenance operations and ensure our community remains safe, functional, and well maintained. This role is responsible for performing hands-on maintenance while also helping coordinate preventative maintenance efforts, responding to resident service requests, and ensuring apartments are move-in ready. The ideal candidate for the Lead Maintenance Technician role brings strong technical knowledge across building systems, a proactive approach to preventative maintenance, and the leadership skills needed to help keep operations running smoothly.
What You'll Do
- Oversee daily maintenance operations and support the overall upkeep of the property
- Perform preventative and routine maintenance on HVAC systems, plumbing, electrical systems, appliances, and building structures
- Diagnose and resolve maintenance issues efficiently to minimize downtime and disruption
- The only maintenance person on site—handling trash outs and make ready
- Respond promptly to resident maintenance requests and ensure timely resolution
- Maintain compliance with all safety procedures, building codes, and regulatory requirements
- Develop and maintain a preventative maintenance schedule to reduce future repairs and extend equipment life
- Assist with unit turns, ensuring apartments are cleaned, repaired, and move-in ready on schedule
- Maintain maintenance logs, work orders, and documentation using maintenance management systems when applicable
What We Are Looking For
- Strong knowledge of HVAC systems, plumbing, electrical systems, and general building maintenance
- EPA and HVAC certification required
- Proven ability to diagnose and resolve maintenance issues quickly and effectively
- Excellent leadership, communication, and teamwork skills
- Experience using maintenance management software is a plus
- Valid driver's license and reliable transportation required
- Ability to stand, walk, climb stairs, and move throughout the property for extended periods of time
- Ability to lift, carry, push, or pull objects weighing up to 50 pounds, occasionally more with assistance
- Ability to climb ladders and work at elevated heights
- Demonstrated ability to use hand tools, power tools, and maintenance equipment
Work Hours & Location Requirements
- This position requires full-time, on-site presence
- This is a full-time position, 40+ hours per week
- Schedule may vary based on operational needs and maintenance emergencies
- Participation in an on-call rotation may be required
- Occasional travel to surrounding communities and local stores, as needed
