Lead Facility Technician (Federal Building)

LB&B Associates is seeking a full-time Lead HVAC Mechanic for a union position at the Federal Building in Burlington, VT.

Pay

• Base pay: $46.35 per hour
• Health and Welfare Pay: $7.50 per hour (up to 40 hours per week)
• Lead HVAC Mechanic (NATE Certified) pay rate: $48.41 per hour

Requirements

• High school diploma or equivalency
• Minimum 5 years of recent (within the past 7 years) supervisory experience directing operation and maintenance of HVAC equipment of similar size and complexity
• Minimum 6 years of hands-on commercial HVAC maintenance experience
• EPA Universal Refrigeration certification
• Must obtain and maintain NATE Certification within 6 months of employment
• Fluent in English (oral and written)
• Willingness to be available after-hours and holidays for emergencies

Responsibilities

• Lead technical operations and maintenance of assigned building, including supervising technical staff and supporting other buildings as needed
• Prepare work schedules and assign specific duties to technical staff
• Serve as subject matter expert in hiring technical staff
• Prepare and carry out building safety plans
• Ensure compliance with security requirements for on-site technical staff and subcontractors
• Maintain sign-in/out logs for subcontractors entering/exiting federal buildings
• Schedule, coordinate, and perform preventive maintenance (PMs)
• Maintain building operations and ensure facilities meet environmental, health, and security standards and government regulations
• Respond to customer requests and complaints in a timely manner
• Negotiate contracts and manage vendor relationships
• Ensure compliance with building policies and procedures for utility tie-ins, fire safety, and security systems
• Implement operations and energy plans for all buildings under contract
• Conduct testing, planned shutdowns, and start-ups while maintaining system integrity
• Oversee testing, commissioning, and training for repairs, alterations, and construction projects
• Track building electrical and mechanical service capabilities for future coordination
• Document building inspections on GSA forms
• Advise Project Manager and COR of dangerous conditions, accidents, or safety issues requiring immediate action
• Plan and conduct preventive maintenance programs, keep records, and prepare reports
• Train new employees
• Repair HVAC equipment and electrical/mechanical systems
• Develop work schedules and assign duties
• Control access to mechanical areas within the building
• Schedule building services activities to avoid interference with operations
• Be present at the assigned building during normal working hours
• Respond to emergencies (e.g., fire alarms, electrical issues, flooding, inclement weather, natural disasters)
• Regularly meet with COR to provide contract performance updates
