Key Responsibilities
- Lead and coordinate daily maintenance operations and assigned work orders.
- Provide guidance, mentoring, and technical support to maintenance staff and contractors.
- Troubleshoot, repair, and maintain facility systems including:
- HVAC equipment
- Building automation systems (BAS)
- Electrical systems
- Plumbing systems
- Mechanical equipment
- Pneumatic and hydraulic systems
- Monitor and maintain temperature, humidity, and environmental controls in laboratory and production areas.
- Operate and troubleshoot building automation systems such as Honeywell EBI, Carrier i-Vu, or equivalent platforms.
- Cover preventive maintenance activities to minimize downtime and extend equipment life.
- Support facility projects, renovations, installations, and contractor oversight.
- Manage outside contractors and service providers to ensure work is completed safely, efficiently, and in compliance with facility standards and project requirements.
- Coordinate contractor coordination activities including scope review, scheduling, permit verification, access coordination, and worksite inspections.
- Perform on-site contractor safety orientations and communicate facility safety expectations, emergency procedures, PPE requirements, and site-specific hazards prior to work activities.
- Ensure contractors comply with all applicable safety, environmental, and operational procedures while on-site.
- Respond to emergency maintenance calls and facility issues as needed.
- Participate in an on-call rotation to provide after-hours support for facility emergencies, equipment failures, and operational issues.
- Respond to after-hours alarms, environmental excursions, utility interruptions, and urgent maintenance requests in a timely manner.
- Ensure compliance with safety regulations, company policies, and environmental requirements.
- Partner with Health, Safety, and Environment (HSE) teams to maintain safe working conditions.
- Maintain accurate maintenance records, work orders, inspections, contractor documentation, and equipment records.
- Assist in inventory management for maintenance tools, supplies, and spare parts.
- Support continuous improvement initiatives for facility reliability and operational efficiency.
- Participate in after-hours or weekend work as operational needs require.
Requirements
- High School Diploma/GED minimum
- Minimum of 5 years of facilities maintenance experience in commercial, industrial, laboratory, or manufacturing environments.
- Due to Contractual requirements, must be a U.S. Person defined as, U.S. citizen permanent resident or green card holder, workers granted asylum or refugee status.
- Due to national security requirements imposed by the U.S. Government, candidates for this position must not be a People's Republic of China national or Russian national unless the candidate is also a U.S. citizen.
YOU MUST HAVE
- Technical school, trade certification, or associate degree in Facilities Maintenance, HVAC, Electrical, or related field preferred.
- Previous lead or supervisory experience preferred.
- Strong knowledge of HVAC, mechanical, electrical, and plumbing systems.
- Experience building automation and environmental monitoring systems.
- Ability to read blueprints, schematics, and technical manuals.
- Strong troubleshooting and problem-solving abilities.
- Working knowledge of preventive and predictive maintenance practices.
- Experience coordinating contractors, vendors, and facility service providers.
- Knowledge of contractor safety management and safe work practices.
- Ability to prioritize tasks and manage multiple projects simultaneously.
- Effective communication and team leadership skills.
- Proficient with CMMS systems and Microsoft Office applications.
- Strong understanding of workplace safety procedures and OSHA requirements.
- Preferred Certifications: EPA Universal Certification, HVAC Certification, Electrical or Mechanical Trade License, OSHA 10 or OSHA 30 Certification, Forklift or aerial lift certification
