About the role
The Lead Building Engineer position is integral to the Transwestern Real Estate Services (TRS) team. TRS adds value for investors, owners, and occupiers across various commercial property types. This role is responsible for maintaining and repairing buildings, industrial systems, equipment, and grounds.
Responsibilities
- Review and assign tasks from daily work orders.
- Monitor repeat problems and suggest corrections.
- Oversee and inspect engineering staff's work.
- Determine if work is complete, equipment is operational, and spaces are ready for use.
- Create and implement a preventive maintenance plan to ensure building machinery and systems meet or exceed their rated life.
- Inspect building systems such as fire alarms, HVAC, and plumbing to ensure equipment operates within design capabilities and meets environmental conditions.
- Review assigned work orders, estimate time and materials needed, maintain inventory, and order necessary supplies.
- Consult with the Chief Engineer or Property Manager and clients to schedule preventive maintenance and other downtime to minimize business interruptions and inconveniences.
- Perform assigned repairs, emergency, and preventive maintenance.
- Complete maintenance and repair records as required.
- Respond quickly to emergencies, summoning additional assistance as needed.
- Maintain an energy management program to ensure systems are operated efficiently to minimize operating costs.
- Ensure personal and team safety.
- Perform other duties as assigned.
Requirements
- High school diploma or GED, and at least 2 years of related experience or trade school training, or equivalent combination of education and experience.
- A minimum of 5 years building maintenance experience.
- Appropriate licenses/permits for trades as required, such as Journeyman or Master Electrician License, or city licenses like Refrigeration Certificate of Fitness, High Pressure Boiler License, High Pressure Steam Operator, etc.
- Experience in operation, maintenance, and basic repair of HVAC, boilers, heaters, pumps, refrigerant systems, compressors, water systems, etc.
- Knowledgeable in energy management systems, techniques, and operations.
- Thorough knowledge in all building systems operations, maintenance, and repair.
- Basic skills with Microsoft Office Outlook, Word, and Excel.
- Strong organizational and analytical skills.
- Ability to understand and give general instructions in standard situations.
- Strong customer service orientation.
- May require shift work and/or on-call duties.
- Must be able to lift and carry objects weighing up to 50 pounds for distances up to 30 feet.
- Must be able to climb ladders and stairs.
Pay
$80,000 - $87,000 per year.
