As a Lead Engineer at Hines, you will manage the operation and maintenance of all building systems, serving as the building systems expert. You will lead a crew in day-to-day operations and maintenance, ensuring adherence to Hines' quality standards and property operating objectives while delivering an exceptional client experience.

Responsibilities

• Ensure all building maintenance and operations align with Hines’ service level standards, ensuring a best-in-class, client-centric experience across the property.
• Support engineering staff in the delivery of Hines’ Hospitality Standards.
• Maintain a collaborative and professional work environment with all staff while actively contributing to achieving the team's strategic goals.
• Provide a timely and hospitable response to all inquiries and property work orders.
• Perform general maintenance and repairs on all mechanical, electrical, plumbing, and HVAC systems, including pumps, chillers, boilers, air compressors, and air handling units.
• Maintain operation logs and files covering central plant operations, chemical consumption records, and other equipment or operation inspection logs specific to the property.
• Utilize expertise in HVAC distribution and controls to implement adjustments and/or corrective actions necessary to resolve work orders.
• Demonstrate full competency in all current Hines and property emergency procedures.
• Adhere to all Hines and property policies and procedures and perform all duties in a safe manner.
• Help ensure property compliance with all City, State, and Federal safety and environmental laws, codes, standards, and regulations.
• Apply knowledge of how each of the components in the building systems relates operationally to one another and make modifications and/or install new systems as needed.
• Identify potential causes for system(s) failure and prioritize the repair process accordingly.
• Assist with long-term strategic planning for the property, including budgeting and long-range forecasting.
• Support the Maintenance staff with day-to-day needs, including lighting, electrical, plumbing, mechanical, décor, and events.
• Maintain cleanliness of the equipment rooms, shop, and property.

Requirements

• High school diploma or equivalent from an accredited institution.
• Three or more years of experience as a Building Engineer or equivalent facilities technical trade; supervisory experience preferred.
• High degree of emotional intelligence with proven ability to think creatively in all job responsibilities.
• Strong supervisory and analytical abilities with a solution-oriented mindset.
• Excellent interpersonal, verbal, and written communication skills.
• Successful completion of the Hines “Introduction to Engineering” training program.
• Functional knowledge of the Engineering Assessment Guidelines and proficiency in the assigned area(s).
• Understand and use all types of testing equipment, including analog/digital multimeters, pressure, temperature, air flow, and leak detection devices.
• Knowledge and proper use of basic hand tools (e.g., socket sets, wrenches, pliers, screwdrivers, saws, hammers).
• Ability to read and understand equipment instruction manuals and other written, oral, or schedule-based instructions.
• Understand correct usage of power tools (pneumatic, electric, or engine-driven), drill motors, saws, grinders, and impact wrenches.
• Compute basic mathematical equations for equipment performance testing and building operations.
• Sufficient computer skills to effectively administer required engineering programs.
• Understand and utilize personal protective equipment (PPE) appropriately.
• If required licenses or permits are not held at the time of hire, they must be obtained within six months.

Skills

• Ability to work approximately 90% of the time indoors and 10% outdoors.
• Ability to move, lift, carry, push, pull, and place objects weighing more than 25 lbs. without assistance.
• Use of olfactory, auditory, and visual senses; specific vision abilities include close vision, distance vision, color vision, and depth perception.
• Ability to stand for extended periods, at a minimum of 8 hours.
• Ability to travel between floors and buildings, including frequent walking, climbing, bending, kneeling, lifting, stooping, and working/extending overhead indoors and outdoors with varying temperature ranges from 0–100+°F.
• Ability to work in confined spaces and at heights with A-Frame and extension ladders from 5 ft to 16 ft, following all OSHA guidelines and safety precautions.

Pay

$80,300 - $100,300 per year.
