About the role
The Building Operations Lead Hand is a position within the service line of operation and maintenance services of Contractors. The role directs work and trains a team of building operators and others as required.
Responsibilities
- Respond to all calls as directed by the Honeywell Help Desk, and Honeywell Facility Manager or designate.
- Prioritize activities to complete work as scheduled and in a timely manner and refer major problems, either mechanical, technical or tenant relations to Honeywell Facility Manager for assistance.
- Maintain all service tools and equipment in good working condition and arrange for repair or replacement as required.
- Follow safe work practices and ensure work is performed in accordance with Honeywell work standards.
- Complete reports and paperwork within required timelines.
- Follow safety guidelines and actively lead in establishing safe work plans.
- Plan and document maintenance and repair activity as per contractual requirements and relevant guidelines.
- Maintain and repair the following systems but not limited to: General break downs on mechanical (plumbing, HVAC) electrical and structural systems. Inspection and testing of fire dampers, fire system interface, fans (toilet, kitchen, car park exhaust, specialist supply and return). Mechanical repairs to kitchen equipment (excluding specialized equipment such as microwave). Low level mechanical repairs and maintenance to cool rooms and fridges (excluding specialized requirements such as re gassing). Low level fire system works (isolation for works). Low level maintenance of data room systems (excluding proprietary manufacturer’s requirements). Support for generator maintenance and testing (attendance of testing and witnessing required change over). Low level BMS interaction (adjusting set points, printing reports and isolation).
- Ensure staff under supervision do the same.
- Completes monthly reporting of Contractor Schedule and deliver site safety talks and document attendance.
- Provide technical guidance to other Building Operators as needed.
- Be familiar with all aspects of building operation and systems, oversee facility maintenance and operation activities.
- Ensures all work performed is done in a timely and cost effective manner according to the applicable codes.
- Aids in reviewing and engineering, with Honeywell representative(s), any plans or specifications for additional maintenance services.
- Completes other duties as assigned.
Requirements
- High School diploma or GED.
- Minimum of 5 years of experience at Journeyman level OR equivalent of ten years’ experience in the facilities maintenance, construction or other related field.
- BC trade qualification in mechanical or other building trade (electrical or plumbing preferred).
- 4th Class Power Engineering Ticket preferred.
- Valid driver’s license.
- Able to pass appropriate security checks.
- Ability to be immunized in accordance with the Public Health Act and client requirements.
- Sound knowledge of building systems including: Mechanical: boilers, chillers, cooling towers, refrigeration, pumps, fans, motors, elevators, BAS and air conditioning controls. Electrical: high voltage systems, low voltage systems, primary and secondary transformers, HVAC control systems, lighting and power systems, telecommunication systems, motor control centers, critical power emergency generators with UPS.
- Ability to develop and sustain cooperative working relationships with tenants, internal staff, contractors, suppliers, and the public.
- Able to work independently with minimal direction and respond quickly to emergency situations; organized and detail oriented.
- Computer proficient, with working knowledge of Microsoft Office, BAS and CMMS maintenance program.
- Excellent customer service, and technical skills.
- Strong knowledge of work protection codes and accident investigation.
- Working hours will be as designated to align with day shift operations Monday to Friday and may also include evenings and weekends as well as on-call for emergency situations.
- Excellent verbal and written communication skills and the ability to interact effectively at all levels.
- Experience managing a similar facility and experience with building automation system(s).
- Ability to effectively communicate with others.
- Must be able to work effectively with others in a professional and non-confrontational manner.
- Certified in the use of aerial work platform equipment.
- Must be comfortable working at heights using ladders, climbing up or down ship ladders and work platforms.
- Must be able to work in confined spaces with the proper training and set-up.
- Must be able to do extensive building rounds and work and walk for long shifts throughout the site buildings, up and down stairs and along catwalks, rooftops, etc.
- Must be able to work inside and outside the buildings for all four (4) seasons.

- All related duties of the role and associated troubleshooting, are handled independently unless escalation of the issue is required for rectification.
- Project Agreement, Codes, Regulations and reports referenced to daily for clarification.
Benefits
The compensation that will be offered to the successful candidate will depend on factors such as whether the position is covered by a collective bargaining agreement, the geographic area in which the work will be performed, market pay rates in that area, and the candidate’s experience and qualifications. The company will not pay less than minimum wage for this role. The compensation for the position is: $34.60 - $40.71 CAD Hourly.
