Lead Building Engineer
What this job involves
As a Lead Operating Engineer at JLL, you'll play a critical role in maintaining and optimizing base building and critical systems across two commercial office locations in the St. Paul metro area. This position combines hands-on technical expertise with leadership responsibilities, requiring you to support installation, repair, and maintenance of HVAC, plumbing, electrical, and facilities systems while supervising contractors and managing work orders.

Your work will span approximately three days per week at an office building near downtown St. Paul and two days per week at a neighboring suburban location.

What your day-to-day will look like
- Supervise and oversee contractors, ensuring all maintenance and service requests are performed efficiently with minimal disruption to building operations
- Support the installation, repair, and maintenance of base building and critical systems machinery, with primary focus on HVAC, plumbing, electrical, and facilities systems
- Create, execute, and manage work orders while implementing and scheduling preventative maintenance programs that keep equipment running at peak performance
- Troubleshoot malfunctioning equipment, determine root causes, and take corrective action to restore systems to satisfactory operating condition
- Ensure compliance with all safety protocols including LOTO procedures, Job Hazard Assessments (JHA), hot work permits, and proper storage, usage, and disposal of hazardous materials
- Train and mentor team members by demonstrating proper use and care of tools, providing hands-on instruction in maintenance, safety, and troubleshooting procedures
- Maintain adequate operating inventory of tools and supplies by preparing purchase order requests, developing sources for stock materials, and performing periodic inventory checks
Required qualifications
- A high school diploma or equivalent
- Minimum 1 year of trade schooling in electrical systems, refrigeration, and HVAC or equivalent hands-on experience
- 5+ years of experience in facility or plant engineering maintenance with demonstrated expertise in commercial building systems
- Hands-on skills and knowledge to complete repairs and maintenance on HVAC, electrical, plumbing, vertical transportation, life safety, and building structures using industry standard tools
- Exposure to HVAC systems, fluid handling and pumping, fluid filtering, mechanical systems, welding, and electrical systems engineering and operation
- Ability to analyze system operations, diagnose problems and malfunctions, and implement effective corrective action
- Proficiency with computers and Microsoft Office Suite, with ability to use web-based applications and navigate internet platforms effectively
- Physical ability to lift 50 pounds and work in various positions (bending, kneeling, squatting, standing, reaching)
Preferred qualifications
- Excellent written and verbal communication skills with strong customer service orientation and ability to assess customer needs and ensure satisfaction
- Experience with computerized maintenance management systems (CMMS) and building management systems (BMS)
- Previous supervisory or lead engineering experience in commercial office buildings
- Knowledge of applicable building codes, laws, and regulations governing commercial facilities operations
- Proficiency with computers and Microsoft Office Suite, with ability to use web-based applications and navigate internet platforms effectively
