About the role
The FS51 Assistant Project Manager serves as the Owner's representative for the LAX Replacement Fire Station 51 project. They report to the LAX Replacement Fire Station 51 Project Manager and assist with managing the scope, schedule, budget, and GMP development.
Responsibilities
- Primary liaison and airport/owner representative responsible for directing and managing the project
- Develop the GMP and oversee the trade procurement process
- Provide direction and management for assigned project and ensure on-schedule completion within or below budget in accordance with contractual obligations
- Plan and define program goals and devise methods to accomplish them, developing in-depth knowledge of owner objectives, contract terms, and airport policies
- Oversee owner’s staff that manages full project delivery including stakeholder interfaces
- Manage project scope to meet or exceed project goals and objectives
- Identify and study options to complex design, operational or constructability issues
- Conduct field surveys and investigations to capture detailed and accurate field conditions
- Oversee the Design Manager who will manage the design process during design and construction including resolution of technical design issues, issuing design non-compliances, issuing field non-conformances, timely processing of RFI’s, coordinating shop drawing reviews, participation in and approval of factory and site acceptance tests, coordinating material approvals, coordinating mock up approvals, providing reports, drawings and specification interpretation, participation in testing and commissioning activities, managing the punch list process and other activities as required to ensure the design process supports the project goals
- Maintain oversight of the Design Review Team (DRT) design review process for assigned project(s) through all phases of design including significant design changes during construction
- Monitor and lead efforts related to the permitting process required by the design team and contractor
- Oversee the construction process to remove and mitigate obstacles that cause inefficiencies to the construction process
- Become thoroughly familiar with required contractual obligations and technical aspects of all facilities to be erected
- Ensure all work is being performed with and inspected to the latest versions of plans and specifications including approved changes, submittals, and RFI’s
- Work with designer, contractor and stakeholders to develop the overall planning of construction activities and identify critical milestones and priorities
- Keep alert to possible problem areas and take preventative action to ensure critical milestones are met for each phase of the project
- Ensure the use of safe and sound construction practices
- Prepare reports summarizing progress of construction activities for senior management
- Review change proposals for contractual compliance and alignment with fair market value
- Prepare a monthly risk report for the Program Board
- Maintain adherence to Quality Assurance/Quality Control Plan, and other documents as required and promote excellence on the project through the application of Quality Assurance processes
- Enforce the program requirements for all areas of the project and monitor the draft and final deliverables for adherence to these criteria
- Review pay applications to ensure proper verification of completed work and compliance with contract requirements
- Devise and execute action plans to rectify potential cost overruns or delays, or to accommodate significant changes to the scope of work
- Participate in all necessary coordination meetings with designer, contractor and stakeholders
- Manage the closeout process to ensure all documentation is completed as quickly as possible to efficiently close the project without incurring unnecessary costs
- Ensure safety performance well above industry standards
Requirements
- 10 years or more experience
- Experience with projects more than $40 million in value
- Experience with Design-Build delivery and specifically progressive design-build
- Proven ability to perform in a management capacity
- Excellent written and oral communication skills and a thorough knowledge of industry practices and regulations
- Minimum Education/Training: Bachelor’s degree in Architecture, Engineering, Construction Management, Planning, or other related technical field required
Qualifications
- DBIA certification strongly preferred

Pay
This is a salaried position based on 40 hours per week at the applicable all-in labor rate.
Schedule
This is a Monday–Friday full-time position in the office or on the project site at LAX. The position will require the candidate to have the ability to transit to, from, and between project sites.
