JR091 Director of Preconstruction
About the role
The successful candidate will manage all project stakeholders from concept design through construction documents, develop risk assessments, conceptual estimates, perform value engineering tasks, conduct constructability reviews, generate RFIs and qualifications, assist in contract reviews, assist in schedule development, maintain an understanding of construction costs, organize cost data, develop scopes of work, respond to inquiries, assist in business development, oversee multiple estimating teams, implement new programs and processes, review bids, establish bid strategies, manage subcontractor relations, and assist in quarterly revenue projections.
Responsibilities
- Management of all project stakeholders (owner, architect, engineers, subcontractors)
- Develop risk assessments based on project specific information
- Develop conceptual estimates utilizing market data
- Perform value engineering tasks
- Perform constructability reviews, generate RFIs and qualifications
- Aid in contract reviews
- Aid in schedule development
- Maintain an understanding of construction costs based on the local market
- Organize cost data into department’s historical database
- Develop scopes of work for all project related trades
- Respond to common inquiries or issues from clients, regulatory agencies, or members of the business and general community at large
- Assist in Business Development & Procurement
- Oversee and manage Estimating for Multiple Estimating Teams
- Implement new programs and processes successfully
- Review/Participate in Capital Project Bids
- Establish Bid Strategy with Lead Estimators
- Manage new and current Subcontractor relations
- Establish and Participate in Project Buy Out
- Assist on quarterly revenue projections
Requirements
- Minimum of ten (10) years’ experience estimating construction projects ranging from $5 million to $75 million
- Ability to lead a negotiated project
- Ability to read drawings and interpret specifications, scope narratives and geotechnical reports
- Computer skills required – Planswift or other digital quantity takeoff tool, Microsoft Office Suite (Excel, Word, Outlook), Destini Estimator a plus but not required
- Knowledge of WDC market preferred, must be familiar with WDC market
- Relevant experience in the new construction of office, hotel, health care, multi-unit residential, higher education and retail buildings is preferred, but not required
