Job Summary
Managing multiple initiatives, including being responsible for initiating and cultivating new business, and maintaining relationships with potential and repeat customers, architects, engineers and subcontractors, estimating and budgeting conceptual and lump sum bid projects and performing overall Pre-construction Services in cooperation with corporate goals and the local marketing and business plans.
Responsibilities
- Direct the work for an area or regions in which a team performs research (prospect) and client contact to identify and prioritize potential markets and customers.
- Prioritize team focus on which projects are focused on in order to determine client needs and
- Attend various social events and be a member of associations / non-profit organizations, representing the company and meeting new client contacts.
- Develop area marketing plans and goals, and in developing strategy for management client contacts regarding new work, estimating services, contract negotiation, and future work potential.
- Call on Architects, Engineers, and Subcontractors to stay informed of upcoming projects.
- Notify management group of sales activities and approximate timing for company proposal and bid submittals.
- Perform Pre-Construction Services, providing estimates, project schedules, constructability reviews as needed to enhance team efforts.
- Value Analysis Workshop, cost models, etc.
- Prepare and tabulate unit quantity survey and price based on historic cost data and vendor cost quotations.
- Estimate direct overhead, permits, bonds, taxes, etc.
- Solicit subcontractor and vendor quotations, evaluate their scope and appraise any deficiencies (i.e. exclusions, incomplete scopes, etc.) as compared with like quotations and estimate requirements.
- Confer with subcontractors/suppliers as to their evaluation
- Assign work to bid team, direct and review their assignments and ensure accuracy and completeness of estimates prepared by bid team.
- Cultivate relationships with Owner’s, Architects, Engineering Firms, Consultants, and Subcontractors.
- Attend owners’ meetings, assisting clients and designers in systems selections, budgeting, cost containment, etc.
- Provide advice, liaison, planning to prospective and current clients.
- Cookordinate Value Analysis workshops on appropriate projects.
- Assist in the development of major proposals, presentations and brochure materials.
- Review proposal specifications, drawings, attend meetings with A/E, owners to determine the scope of work and required contents of conceptual estimate.

Requirements
- Education: Master's or Bachelor’s degree in Construction Management or similar or an MBA or equivalent combination of education and experience.
- Experience: 10-15 years’ experience in commercial construction and experience in a variety of marketing and/or sales functions or an equivalent combination of education and experience.

May be required to work long hours for extended periods of time. This work can be very tedious and therefore demands patience, perseverance, and self motivation. Occasionally requires out of town travel to other office/site locations for preparation of bids/estimates in those areas. Requires flexibility in working hours and willingness to occasionally work long hours.
