About the role
The Janitor performs a wide variety of tasks required to keep all buildings, grounds, and common areas clean and safe. The Janitor will exhibit professionalism and exercise good judgment and discretion when working with residents, staff, and vendors.
Responsibilities
- Maintain cleanliness of offices, residents’ rooms, and community areas, including all bathrooms and floors.
- Clean, sweep, mop, polish floors; wash windows; wash and sweep walkways, sidewalks, and parking lot areas as appropriate.
- Ensure neatness of dumpster areas, pick up debris on complexes, and empty trash receptacles.
- Sweep, mop, and vacuum residents’ rooms, laundry rooms or common areas.
- Clean all messes and spills or other unsightly or dangerous areas to ensure safety and aesthetics.
- Remove spills/dirt/etc. from exterior walls of the complex as needed.
- Replace light bulbs or inform the Maintenance Technician of the need for bulb replacement.
- Remove bugs and dirt from light fixtures.
- Ensure that all utility rooms are periodically cleaned.
- Periodically wash all resident doors, hand railings, pipes, and counters.
- Clean apartments upon move-out, including refrigerators, stoves, cupboards, counters, walls, windows, doors, floors, bathroom fixtures, lighting, carpets, sweep patios, vacuum/shampoo carpets, dusting, or other items as specified by Property Manager.
Qualifications
- A high school diploma or equivalent (GED) is required.
- Janitorial or housekeeping experience in a commercial or residential setting is required.
- Use of personal vehicle and proof of valid California Driver's License and current auto insurance, along with a clean DMV record, is required.

- Ability to work well independently and collaboratively with teams.
- Ability to safely perform all essential job functions and required duties without harm to self or others.
- Ability to interact with residents, vendors, and staff with calmness and diplomacy.
- Experience with diverse and special needs populations.
- Proficiency in Microsoft Office programs, systems, and platforms.
- Ability to learn and use required mobile devices and business-related applications.
- Outstanding communication skills and high degree of emotional intelligence, cultural humility, with a proven track record to build and maintain effective relationships with a wide variety of internal and external contacts.
