About the role

Lewis is seeking an Investment Performance Analyst to support the valuation of our income-producing real estate portfolio and land inventory. This role will also contribute to financial modeling, reporting, development analysis, and risk management initiatives across the organization. Working closely with Finance, Accounting, Asset Management, Property Management, and Project Development, you will analyze property performance, investigate significant financial changes, and help maintain accurate and well-supported property valuations. This is an excellent opportunity for an analytical, detail-oriented professional who enjoys digging into financial and operational data, understanding the story behind the numbers, and translating that analysis into clear conclusions about real estate value.

Responsibilities

  • Income Property Valuation
    • Review property-level operating statements and analyze significant year-over-year changes in revenue, expenses, NOI, and other operating metrics.
    • Investigate material variances by reviewing transaction-level detail and supporting documentation.
    • Partner with Property Managers and other internal stakeholders to understand the operational factors driving financial performance.
    • Review valuation analyses for accuracy, consistency, completeness, and reasonableness.
    • Help ensure valuation assumptions and conclusions are clearly supported and documented.
  • Land Inventory Valuation
    • Support the preparation and maintenance of land inventory valuation schedules, including year-over-year book value analyses.
    • Analyze significant changes in land book values and identify the development activity or other factors responsible for those changes.
    • Review project and community reporting to understand development activity and assess its potential impact on land values.
    • Assist in evaluating how changes in book value, development status, acreage, and other property characteristics should affect Property Value Estimates (PVE).
    • Perform completeness, accuracy, and reconciliation checks on the land inventory master schedule.
    • Assist in preparing asset-specific valuation detail and supporting documentation.
    • Research and document acreage changes resulting from land sales, acquisitions, boundary adjustments, and corrections.
    • Research comparable land transactions using LandVision, CoStar, and similar resources. Analyze market values per acre within relevant submarkets and use comparable transactions as a reasonableness benchmark for internal valuations.
    • Identify opportunities to make the PVE process more standardized, efficient, reliable, and easy to understand.
  • Financial Analysis & Cross-Functional Support
    • Assist with financial modeling and other analytical projects as needed.
    • Help maintain the commercial development pipeline tracker.
    • Participate in development update meetings and help communicate relevant development activity to Accounting and other stakeholders.
    • Support risk management and insurance-related analytical projects.
    • Collaborate across Finance, Accounting, Property Management, Development, and other departments to gather information, investigate questions, and develop well-supported conclusions.

Requirements

  • Bachelor's degree in Finance, Accounting, Economics, Real Estate, or a related field, or an equivalent combination of relevant education and experience.
  • Strong financial, analytical, accounting, and problem-solving skills.
  • Ability to identify trends and material issues, investigate financial variances, and explain the operational story behind the numbers.
  • Understanding of fundamental real estate and financial concepts, including net Operating Income (NOI), capitalization rates, depreciation and taxes, and real estate development and investment performance metrics.
  • Working knowledge of real estate development terminology and processes.
  • Strong attention to detail and commitment to data accuracy.
  • Ability to communicate effectively with Property Managers, Project Managers, Accounting professionals, and other business partners.

Preferred Qualifications

  • Experience with LandVision, CoStar, or similar real estate research tools.
  • Intermediate or greater proficiency in Microsoft Excel.
  • Experience with JDE, TM1, Power BI, or comparable accounting, financial reporting, or business intelligence systems.
  • Experience analyzing income-producing real estate, land development, or real estate investments.
  • Familiarity with Lewis systems, accounting terminology, and procedures is a plus for internal candidates.

Successful candidates will demonstrate financial and quantitative analysis, investigative and critical thinking, sound judgment, and attention to detail and data accuracy.
