About the role

As a Leasing Consultant, you are the primary point of contact for all prospective residents and play a critical role in ensuring all prospective and existing residents feel welcome at Capital Square’s properties. This position coordinates the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals.

Responsibilities

• Perform all sales and leasing activities to achieve the community’s revenue and occupancy goals, including greeting and qualifying prospects, conducting community tours, showing apartments, processing applications, and conducting credit screening and criminal background checks.
• Prepare the lease and move-in package, ensuring a smooth resident move-in and lease signing.
• Inspect apartments prior to resident move-in, ensure they are in move-in ready condition, and schedule any outstanding maintenance items.
• Stay informed about current market and competitor conditions that may impact the community’s occupancy and sales results.
• Develop and implement short- and long-term marketing plans and goals to sustain occupancy, following established policies related to concessions, specials, and other programs to boost occupancy.
• Use on-site property management software (e.g., Yardi) to track apartment availability, record traffic and leasing activities, manage resident and prospect data, and maintain critical demographic information.
• Respond quickly and courteously to resident and Capital Square concerns, taking prompt action to solve problems.

Requirements

• High school diploma or GED (General Education Diploma).
• Previous leasing experience is a plus.
• Excellent organizational skills and a customer service mindset.
• Strong computer technology skills with basic knowledge of MS Office Suite.
• Yardi/Yardi Voyager experience is a plus.
• A valid driver’s license may be required.
• A positive, motivating, and team-oriented attitude.
• A desire to excel in a competitive environment.

Schedule

Typically Monday–Friday with rotating weekends; hours may vary to meet business needs. Position is onsite at our properties. Incumbents work in an office environment but may have frequent exposure to outside elements where temperature, weather, odors, and/or landscape may be unpleasant or hazardous.
