About the role

Perform maintenance, troubleshooting, installation, and repair of facility industrial systems such as mechanical, plumbing, and fire life safety systems. Assist other trades and workers with all phases of facility maintenance.

Responsibilities

  • Absorbs responsibility for establishing and maintaining effective communication and coordination with Company personnel and with management.
  • Absorbs responsibility for related duties as required or assigned.
  • Absorbs responsibility for the efficient and effective performance of installation, repair, and maintenance activities.
  • Strong pipe fitting background required.
  • Experience in piping, valve replacement, backflow preventers, and plumbing.
  • Performs various jobs calling for specialized skills such as but not limited to: building, installing and repairs to equipment and locates trouble causing a failure of facility equipment; determines method of dismantling and repairs; inspects, replaces, repairs, modifies worn-out or broken parts, or installs new equipment and systems as needed or directed by Supervisor.
  • Installs, maintains, and repairs industrial/mechanical systems. Includes motors, drainage pumps, exhaust/supply fans, ventilation fans, valves/piping for fire main systems, drainage pipes, water supply, and gravity systems.
  • Is expected to install general piping, valves and tubing up to 8” diameter and perform repairs as necessary, including but not limited to gaskets, fittings and valves on existing installations of various sizes.
  • Is expected to be familiar with pneumatic components, troubleshoot, repair and replace as necessary.
  • Works from assembly or installation drawings and often makes special tools from verbal instructions, piece parts, drawings, or detailed blueprints.
  • Sets up and operates machine tools including drill presses, cut-off saw, milling, bending, threading and bolt machines, grinders, shears, etc. and all types of hand tools and precision measuring instruments including micrometer, calipers, gauges, etc.
  • Lays out, cuts and installs sheet metal guards, hoods, spouts, etc. as required.
  • Also performs electric and gas welding including preparing, preheating, brazing, soldering, and normalizing, etc. parts to be welded.
  • Work may be varied and may be in a flat, vertical, or overhead position.
  • Requires updating of skills and knowledge regularly and may include outside training.
  • Maintains records, completes reports and inspections, and documents activities as required within the Maintenance Management System (MMS).
  • Maintains tools and equipment in good operating condition and for keeps work area clean, neat and orderly.
  • Performs jobs in a safe and efficient manner and is aware of other’s safety. Adheres strictly to safety guidelines and policies at all times.
  • Will be required to work overtime, participate in an on-call program, and may be required to work various shifts based on workload in all types of weather conditions.
  • Must be able to work in a group environment.
  • Requires employee to stoop, bend, reach, work from ladders, work at various heights utilizing ladders, boom lifts, etc, climb stairs, erect and work on scaffolding, platforms, open grating and lift up to a maximum of 65 lbs.
  • Will be required to work in a confined space.
  • Must successfully complete forklift, aerial lift, and confined space training.
  • Wears all Personal Protective Equipment (PPE) at all times.
  • Performs other duties as assigned by Supervisor.

Qualifications

  • High school graduate or equivalent (GED).
  • Relevant maintenance certifications.
  • At least 21 years old.
  • At least 8 years of skilled facilities maintenance experience (i.e. plumbing, pipefitting, and troubleshooting).

  • Strong interpersonal skills; ability to develop and maintain cooperative working relationships with others.
  • Considerable knowledge in the principles, practices, methods, tools and materials used in the maintenance and repair of equipment.
  • Considerable knowledge of principles and practices of equipment for maintenance and repair.
  • Strong customer service skills.
  • Strong attention to detail with the ability to complete accurate and concise reports.
  • Effective oral and written communication skills.
  • Maintain a medical clearance necessary to perform hazardous material management.
  • Ability to interpret OSHA and DOT hazardous material and waste regulations.
  • Ability to work under pressure.
  • Ability to remain calm and professional during routine and emergency situations.
  • Ability to obtain a VDOT Security Clearance.
  • Valid Virginia Driver’s License.
  • Ability to pass a Criminal History Background Check and drug screen.

  • Ability to coordinate eyes, hands, feet, and limbs in performing highly skilled movements such as operating heavy equipment.
  • Ability to frequently operate equipment and machinery requiring monitoring multiple conditions and making multiple, complex, and rapid adjustments including, but not limited to; sander, motor grader, dump truck, tractor, front end loader, drill press, welder, common hand and power tools, welder/cutting torch, chain saw, weed trimmer, hydraulic jacks, shovel, ax, rakes, brooms, and forks.

Working Conditions

  • Worker is subject to varying inside and/or outside temperatures, which may include extreme heat (temperatures above 100 degrees) or extreme cold (temperatures below 32 degrees).
  • Work is performed both inside and outside.
  • Subject to weather.
  • Must work in a very noisy environment, which requires workers to shout to communicate.
  • Subject to hazardous conditions including high places, chemical exposures, electrical current, moving machinery, exposure to blood, etc.
  • Working in and around high traffic volumes is also likely during emergency response situations.
  • The worker is subject to fumes, odors, dusts, gases, poor ventilation, etc.
  • Must work using a respirator when required.

  • Ability to communicate in complex sentences; using normal word order with present and past tenses; using a good vocabulary.
