HVAC Technician II
What Your Job Will Be Like
Cook up with assigned preventive maintenance tasks related to real property assets. Tackle moderate complexity troubleshooting tasks to pinpoint repair strategies. Identify and procure necessary maintenance materials, and coordinate preventive/corrective tasks with building occupants. Document labor, material, and task statuses daily in a Computerized Maintenance Management System (CMMS) Maximo.
- Preventive maintenance on chillers, boilers, cooling towers, pumps, air compressors, heat exchangers, heat pumps, air conditioning, vacuum pumps, filtration, and gaseous distribution systems.
- Respond to assigned moderately complex corrective maintenance tasks to diagnose failures and devise repair strategies.
- Work on multiple tasks simultaneously in a team or independently, coordinating with other outside groups and resolving conflicts to ensure minimal impacts on lab operations.
- Manage work orders assigned; record labor, material, preventive/corrective findings, and task statuses in the CMMS.
- Resolve issues at the lowest level with associates, subcontractors, lab personnel, and other Facilities Management and Logistics personnel.
- Handle emergency after-hours/weekend/holiday issues regarding Facilities Mechanical systems.
Experience And Education Exchange
- 5 or more years HVAC systems experience.
- High School Diploma.
- Education above the minimum may be substituted for experience.
Knowledge, Skills, And Abilities
- Solid knowledge in industrial/commercial mechanical and HVAC operation, maintenance, and construction.
- Knowledge of troubleshooting electrical systems.
- Proficiency in using tools and equipment of the mechanical and HVAC trade.
- Knowledge of the International Mechanical, Plumbing, and Fuel Gas Codes.
- Ability to implement knowledge into daily work tasks with limited general direction.
- Excellent problem-solving and decision-making skills.
- Collaborative ability to work with individuals at all levels in the organization in a team environment.
- Interacts with others in a respectful manner, encouraging cooperation, and contributing to excellent performance.
