About the role
Under the direct supervision of the Facilities Engineering Manager or designee, responsible for operation and maintenance of WVUH facilities' HVAC control systems and components. Leads trouble-shooting and repair efforts on commercial grade heating, ventilating, and air conditioning (HVAC) systems and multi-zone systems that incorporate pneumatic, electronic, and/or programmable logic controls. Creates drawings or plans for HVAC modifications, and leads the installation of components that require controls programming and linkage to the WVUH central control system(s).
Responsibilities
- Provides engineering field support and expertise for BAS used in the daily operation and control of facility HVAC system to insure safe, reliable, and energy efficient operations and maintenance for all BAS installed campus wide.
- Maintains and improves systems and processes to increase throughput and efficiency.
- Performs software only and software/hardware upgrades to building automation systems.
- Coordinates and supports all software related functions including 3rd party vendor integrations.
- Evaluates quality of work performed by Facilities Engineering Technicians, addresses deficiencies in a timely manner.
- Supports the sustainability program goals for energy savings through the ongoing maintenance, operation, and optimization of the building automation systems and building performance analytics.
- Assists maintenance technicians in the installation, repair and replacement of various HVAC components or systems.
- Develops reporting and maintains daily documentation on temperature and humidity on all operating rooms and Specialized procedure rooms across WVUH (Pharmacies, Endo, Cancer Treatment, etc.).
- Maintains, updates or creates, all required documentation, including mechanical, pneumatic, and DDC system schematics. Additionally, maintains all required installation, operation, and maintenance manuals.
- Maintains accurate and complete documents of all daily routine assignments, preventive maintenance, and repairs for all equipment.
- Ensures documentation is accurate, complete and timely.
- On a daily basis, completes and documents all assigned work orders, equipment logs, and daily time sheets.
- Provides training for technicians in preventative maintenance, systems, policy and procedures through on-the-job training.
- Maintains and assures technical competence in the Facilities Engineering field by attending in-services, assisting outside contractors, reading trade literature and attending schools.
- Performs research and testing procedures on hospital systems and equipment to assure maximum efficiency.
- Evaluates equipment for planned replacement, evaluates existing equipment for future updates and replacements.
- Maintains technical competence in the Facilities Engineering field by attending in-services, reading trade literature, and schools.
Requirements
- High school diploma or GED equivalent
- Completion of training beyond high school (i.e., technical school, apprenticeship, trade schools or college)
- Valid Driver’s License – must be maintained during employment period.
Preferred Qualifications
- Education, Certification, and/or Licensure: Certified Control Systems Technician (CCST) from the International Society of Automation (ISA) Refrigerant Recovery and Recycling Equipment Certification
- Experience: Two (2) years of experience operating, maintaining, and repairing Building Automation Systems. BACnet and/or LonWorks protocol experience. Experience working with Siemens, Automated Logic, Johnson Controls, Trane, and Reliable control systems
Skills and Abilities
- Knowledge and understanding in the functionality of Building Automation Systems (BAS), including software, engineering and commissioning tools, Direct Digital Controls systems (DDC) and field devices.
- Knowledge of the start-up and commissioning of BAS.
- In-depth knowledge of building system technologies.
- Ability to anticipate tasks and prioritize assignments.
- Ability to read low voltage electrical wiring diagrams.
- Ability to understand and follow complex instructions.
- Ability to understand control wiring diagrams.
- Proficiency with test instruments and calibration tools.
- Knowledge and understanding of the HVAC system functions and applications, including understanding written sequence of operations.
