We are seeking highly qualified and experienced HVAC contractors to provide comprehensive proposals for the design, supply, and installation of new heating, ventilation, and air conditioning systems for two residential structures on our property in Mid-City Los Angeles.

Project Scope

• Primary residence: approximately 3,300 sq ft
• Accessory dwelling unit (ADU): approximately 780 sq ft

Our objective is to achieve optimal indoor comfort, superior energy efficiency, and reliable performance across both independent living spaces, ensuring full compliance with all local codes and regulations.

Main House HVAC System

• Perform accurate load calculations to properly size equipment
• Design an efficient ductwork system (or evaluate/modify existing if applicable)
• Select and install high-efficiency split systems, heat pumps, or other advanced systems with excellent SEER2, HSPF2, and EER2 ratings
• Installation of all components:
  • Indoor air handlers
  • Outdoor condenser units
  • New refrigerant lines
  • Electrical connections
  • Condensate drainage
  • Smart programmable thermostats
• Professional-grade installation using durable, high-quality materials and reputable brand equipment

ADU HVAC System

• Design independent HVAC system for 780 sq ft footprint
• Propose most suitable and efficient solution (dedicated compact split system or multi-zone mini-split system)
• Provide independent climate control from main house
• Include all necessary components:
  • Load calculations
  • Equipment selection
  • Supply and installation of indoor/outdoor units
  • Line sets
  • Electrical work
  • Drainage
  • User-friendly thermostat controls
• Prioritize efficiency and quiet operation

Requirements

• Strict adherence to City of Los Angeles Department of Building and Safety codes, including Title 24 energy efficiency standards
• Contractor responsible for obtaining all necessary permits and managing inspections
• Fully compliant installation with thorough system testing, balancing, and commissioning
• Comprehensive instruction on system operation and maintenance
• Maintain clean work area and professional debris removal
