Key Responsibilities
- Prepare detailed cost estimates at all design stages (conceptual, DD, CD).
- Manage full bid/RFP processes, including scopes of work and subcontractor selection.
- Perform cost analysis and value engineering reviews.
- Lead design-build preconstruction meetings and early-phase planning.
- Issue LOIs, negotiate subcontracts, and coordinate early project deliverables.
- Lead project execution from start to finish, including mobilization, construction, and close-out.
- Collaborate with site superintendents to manage schedules, safety, and quality control.
- Conduct routine jobsite visits and resolve field issues proactively.
- Host weekly subcontractor meetings and O.A.C. sessions.
- Track change orders, budgets, and subcontractor performance metrics.
- Manage final walkthroughs, punch lists, and client handover.
- Oversee preparation of O&M manuals, warranties, and as-built documentation.
- Lead one-year warranty check-ins and ensure client satisfaction.
- Participate in internal post-project reviews to refine best practices.
Qualifications
- Bachelor's Degree in Construction Management or related field.
- 10+ years in estimating and project management roles within residential/commercial construction.
- In-depth knowledge of building codes, sequencing, and subcontractor management.
- Skilled in construction software, spreadsheets, and estimating tools.
- Excellent communication, organization, and problem-solving abilities.
- Valid Driver's License with reliable transportation.
- English fluency required; Spanish proficiency is a plus.
- Able to lift up to 50 lbs and work in varying outdoor conditions.
