About the role
Ajax Building Company, part of STO Building Group, is seeking a skilled Estimator to develop accurate, detailed cost estimates for complex healthcare construction projects, including occupied hospital renovations, medical office buildings, surgical centers, critical care environments, and new healthcare facilities. This is a highly technical role focused on developing comprehensive estimates from drawings, specifications, and project information while understanding the unique challenges of healthcare construction.
Responsibilities
- Develop accurate, detailed cost estimates for healthcare construction projects, including occupied hospital renovations, medical office buildings, surgical centers, and new healthcare facilities.
- Review drawings, specifications, and project information to develop complete, bottom-up estimates for all phases of healthcare construction.
- Perform detailed quantity takeoffs and prepare estimates utilizing project documents, historical cost data, and company estimating standards.
- Evaluate project phasing, logistics, Infection Control Risk Assessment (ICRA) requirements, Interim Life Safety Measures (ILSM), temporary facilities, utility shutdowns, and other healthcare-specific construction requirements during estimate development.
- Analyze historical cost information and incorporate market trends, escalation, productivity, and lessons learned into project estimates.
- Validate estimate completeness and accuracy based on project scope, healthcare regulations, owner requirements, and design documentation.
- Coincide with Preconstruction, Operations, Project Management, and field leadership to clarify scope, sequencing, constructability, and pricing assumptions.
- Review healthcare-specific specifications, AHCA requirements, owner standards, and project logistics to identify cost impacts and project risks.
- Prepare conceptual, schematic, design development, GMP, and hard bid estimates throughout the preconstruction process.
- Develop value engineering options and cost-saving recommendations while maintaining project quality, regulatory compliance, and healthcare operational requirements.
- Support estimate updates, revisions, alternates, cost comparisons, and scope reconciliation throughout the design and preconstruction process.
- Aid in project cost tracking, estimate reconciliation, and lessons learned on awarded healthcare projects.
- Perform additional assignments to support the estimating and preconstruction teams.
Qualifications
- Bachelor's degree in Construction Management, Civil Engineering, or a related field (or equivalent experience and technical training).
- 3–6+ years of commercial construction estimating experience. Healthcare estimating experience strongly preferred, including hospitals, medical office buildings, surgical centers, or comparable healthcare facilities.
- Experience estimating occupied healthcare renovations preferred.
- Strong understanding of commercial construction methods, materials, sequencing, and cost drivers.
- Ability to interpret architectural, structural, civil, and MEP drawings and specifications.
- Working knowledge of AHCA regulations, Infection Control Risk Assessment (ICRA), Interim Life Safety Measures (ILSM), phased construction, and healthcare regulatory requirements preferred.
- Experience developing detailed, bottom-up estimates for technically complex projects.
- Technical Skills: Proficiency with On-Screen Takeoff (or similar), Bluebeam, Adobe Acrobat, and Microsoft Office Suite (Excel, Word, Outlook).
- PREFERRED: Experience with DESTINI Estimator (or similar estimating software), EarthWorks, and other preconstruction technologies.
