Non-exempt position responsible for maintaining the exterior appearance of the community, including grounds, amenities, and curb appeal. Performs minor repairs as directed by the Service Director.
Responsibilities
- Inspect the community throughout the day to remove litter, debris, and pet droppings
- Ensure all common areas, office space, and amenities are neat and free of litter inside and outside
- Remove trash and items from vacant apartments before make-ready process; transfer trash to dumpster or storage area and maintain storage areas
- Complete assigned minor and routine service requests as directed by Service Director and/or Community Director
- Assist make-ready specialist in the turn process
- Change locks according to property policy and ensure pool gates meet safety codes
- Distribute notices and communications to residents
- Report observed hazards or dangerous situations to supervisors
- Demonstrate customer service skills by treating residents and others with respect, answering questions, and responding to complaints
- Comply with safety and risk-management policies, including attending safety meetings, completing required training, and reporting accidents
- Participate in organizational initiatives such as journey visionary projects, innovation, change management, and community service activities
Requirements
- Ability to perform each essential duty satisfactorily; reasonable accommodations available for individuals with disabilities
- Employment history demonstrating safe use and maintenance of hand tools, power tools, mechanical equipment, and measuring devices
- High school diploma or GED preferred
- Ability to read, understand, and comply with product labels, safety manuals, and policy/procedure manuals
- Proficiency in customer service and interpersonal communication skills
- Basic math skills (addition, subtraction, multiplication, division of numbers, decimals, and fractions)
- Ability to apply logical thinking to define and solve problems
- Rudimentary computer skills to access company software and perform standard tasks
- Current valid driver’s license
Schedule
40 hours per week. Typical site hours: Monday–Friday 9:00 AM–6:00 PM, Saturday 10:00 AM–5:00 PM, Sunday 1:00 PM–5:00 PM. Groundskeepers often begin work up to two hours before the leasing office opens.
Work Environment
- Works both inside and outside apartment buildings and amenities
- Frequent exposure to outside elements (temperature, weather, odors, and/or landscape conditions)
- Must be able to work in all weather conditions including rain, snow, heat, hail, wind, and sleet
Physical Demands
- Regularly required to stand, walk, reach, climb, stoop, squat, use hands, talk, and hear
- Must be able to access all exterior and interior parts of the property and amenities
- Ability to operate golf carts, walk extended distances, and navigate stairs daily
- Must be able to push, pull, lift, or carry up to 50 pounds independently and up to 150 pounds with assistance
- Specific vision abilities required: close, distance, color, peripheral, depth perception, and ability to adjust focus
- Rare or regular travel may be required to assist properties, attend training, or for business meetings
