Groundskeeper/ Porter- Omaha, NE

Job Duties

• Clean all common areas and walkways, and maintain overall property appearance
• Walk the property daily to maintain "curb appeal" to include trash pick-up; cutting, trimming, watering greenery and flowers; and snow removal during winter
• Maintain all common areas such as fitness centers, lounges, and outdoor entertainment areas
• Oversee trash rooms, compactors, and recycling
• Follow all safety and liability guidelines (as outlined in the safety and liability manual) and report oversights to the Property Manager
• Provide excellent customer service to all residents and participate in resident functions as required by the Property Manager

Job Requirements

• General maintenance experience required
• Able to follow directives and work with minimum supervision
• Able to effectively communicate issues, problems, ideas, concerns and information on work progress
• Able to interact positively with residents, employees, vendors and the general public
• Able to exercise schedule flexibility to accomplish set goals
• Experience with pool filtration systems, skimming, vacuuming, handling pool chemicals
• Familiar with OSHA standards, pool safety regulations, and property management protocols
