About the Role
The Groundskeeper/Make Ready Technician plays a critical role in maintaining the aesthetic appeal and functional readiness of real estate properties within the rental and leasing sector. This position ensures that outdoor spaces are well-kept, safe, and inviting, contributing directly to tenant satisfaction and property value. The technician is responsible for preparing units for new tenants by performing cleaning, minor repairs, and landscaping tasks to meet company standards. This role requires a proactive approach to identifying maintenance needs and executing timely solutions to prevent larger issues. Ultimately, the Groundskeeper/Make Ready Technician supports the overall property management team by enhancing curb appeal and ensuring that properties are move-in ready, thereby facilitating smooth leasing operations.
Minimum Qualifications
- High school diploma or equivalent.
- Prior experience in groundskeeping, landscaping, or property maintenance.
- Basic knowledge of landscaping equipment and maintenance tools.
- Ability to perform physical labor including lifting, bending, and standing for extended periods.
- Valid driver’s license and reliable transportation.
Preferred Qualifications
- Experience in make-ready or turnover preparation in a residential rental environment.
- Familiarity with basic plumbing, electrical, and carpentry repairs.
- Certification in pesticide application or landscaping.
- Knowledge of safety regulations related to groundskeeping and property maintenance.
- Strong organizational skills and ability to manage multiple tasks efficiently.
Responsibilities
Perform routine landscaping duties including mowing, trimming, planting, watering, and fertilizing to maintain attractive grounds.
Prepare rental units for new tenants by cleaning interiors, performing minor repairs, painting, and ensuring all systems are operational.
Inspect properties regularly to identify maintenance issues such as safety hazards, equipment malfunctions, or aesthetic concerns and report or address them promptly.
Operate and maintain groundskeeping equipment and tools safely and efficiently.
Coordinate with property management and maintenance teams to schedule and prioritize make-ready tasks and landscaping projects.
