Thies & Talle Management, Inc., a leading property management company with over forty years of experience in the multi-housing industry, is seeking a dependable Part-time Groundskeeper (approximately 20 hours per week) for our apartment community in Grand Rapids, MN.
About the role
The Groundskeeper is responsible for maintaining the grounds of the property. Duties may be modified, changed, or added at any time without notice.
Responsibilities
- Cut lawns
- Trim and edge around walks, flower beds, and walls
- Prune shrubs and trees to shape and improve growth or remove damaged leaves, branches, or twigs
- Spray lawns, shrubs, and trees with fertilizer, herbicides, and insecticides
- Rake and bag leaves
- Clean grounds and remove litter
- Shovel snow from walks and driveways
- Spread salt on public passageways to prevent ice build-up
- Plant grass, flowers, trees, and shrubs
- Water lawns and shrubs
- Repair fences, gates, walls, and walks
- Clean out drainage ditches and culverts
- Sharpen tools such as weed cutters, edging tools, and shears
- Make minor repairs on equipment such as lawn mowers, spreaders, and snow removal equipment
- Notify supervisor of any resident safety issues
- Interact positively with residents to maintain good communication and resident relations
- Accurately complete paperwork such as service requests and timesheets
- Communicate with management on changes, maintenance needs, and tenant issues
Requirements
- Some experience in housekeeping, caretaking, or janitorial work preferred
- Ability to understand written and verbal directions
- Ability to read and follow instructions on safety information for cleaning supplies
- Basic mathematical skills (add, subtract, multiply, and divide in all units of measure)
- Ability to assess situations and make timely, appropriate decisions
- Self-motivation and ability to work independently
- Ability to follow oral and written instructions and prioritize job duties
- Attention to detail
- Regular attendance, reliability, and punctuality
- Availability to work evenings and weekends at the beginning and end of the month for apartment turnovers
Working Conditions
- Work in cramped positions for extended periods
- Able to use the full height of a ladder
- Work with a variety of commercial cleaning products, supplies, and solutions
- Work in indoor and outdoor weather conditions, including inclement weather
- Moderate noise level in the work environment
- May come in contact with poor sanitation conditions, insects, and rodents in former resident’s apartments
Physical Demands
- Regularly required to stand, walk, sit, stoop, kneel, crouch, crawl, and climb stairs
- Occasionally required to reach with hands and arms, climb, or balance
- Regularly lift and/or move up to 50 pounds
- Frequently push/pull heavy items such as refrigerators, stoves, vacuum cleaners, snow blowers, and manual shovels
- Specific vision abilities required include close vision, distance vision, and depth perception
Supervisory Relationships
The Groundskeeper reports to the Property Manager and does not supervise other employees.
Schedule
Part-time, approximately 20 hours per week. Must be available on evenings and weekends at the beginning and end of the month for apartment turnovers.
