Specific Duties and Responsibilities
- Pick up trash, cigarette butts, cans, bottles, and other material from the exterior of the property daily.
- Run the compactor as needed if applicable.
- Empty trashcans at mail house, laundry room, pool area, etc., as applicable, daily.
- Regularly clean trash rooms and pressure wash compactor rooms as needed.
- Maintain, clean, and organize storage areas under the direction of the Service Manager.
- Ensure amenities and common areas are clean and free of trash and debris, including gazebos, playgrounds, mail centers, breezeways, trash/compactor etc.
- Observe and follow established policies and procedures.
- Follow the prescribed cleaning schedule as defined by the supervisor.
- Complete service requests as directed by the Service Manager and log them on mobile devices.
- Notify the Service Manager of any concerns noted in apartment homes that may require follow-up when completing service requests.
- Paint handrails and keep curbs and speed bumps painted neatly.
- Pressure wash porticos, breezeways, sidewalks, trash pads, and other applicable surfaces.
- Daily clean and organize the pool area and furniture where applicable.
- Test pool water as required by the county inspector and clean skimmers, vacuum, backwash, add water, and clean pump baskets as needed.
- If a Certified Pool Operator (CPO), add chemicals as directed by the Service Manager.
- Help move residents' furniture and personal belongings during evictions.
- Help remove trash from apartments after the resident has moved out.
- Use and maintain a back blower to blow streets, parking lots, and breezeways.
- Check and clean storm drains as needed.
- Occasionally perform additional services during times of inspections.
- Deliver resident notices as necessary.
- Adhere to company policies including Life/Safety, Mold and Mildew, Uniforms, Bedbugs etc.
- Ensure the handheld telephone is charged and operational daily.
Experience/Qualifications
- This is an entry-level position. Some experience in pool care or pool seminar is preferred.
- Experience in dealing with the general public is helpful.
- A high school diploma or GED is preferred but not required.
- Trade school courses in basic HVAC, plumbing, pool care, etc. are helpful but not required.
Physical/Health/Schedule
- Good health with the ability to climb ladders, enter attics, move appliances, and perform other normal activities associated with grounds-keeping.
- Personal grooming, dress, and appearances in keeping with normal expectations for maintenance professionals.
- May assist the Community Manager or Assistant Manager in all duties, which may include flex hours outside of published office hours.
Continuing Education
- Successful completion of all in-house training programs related to the service level as defined in the IPM Management Service Policies and Procedures manual.
