Groundskeeper

About the role

At Hawthorne Residential Partners in Jamestown, NC, the groundskeeper role ensures the exterior of an apartment community maintains a well-kept appearance, driving curb appeal and resident satisfaction. This position carries more responsibility than its entry-level label suggests, focusing on visible, high-impact tasks that set the tone for the entire property.

Responsibilities

• Consistently patrol the property to pick up debris, clear sidewalks and breezeways, and maintain clean parking lots.
• Keep pet stations, compactor areas, pool decks, courtyards, grilling stations, and outdoor seating areas clean and presentable.
• Perform light landscaping tasks such as raking, weeding, and trimming, as directed by the maintenance team.
• Handle visible details like replacing burned-out exterior bulbs, touch-up painting on curbs and signposts, and organizing maintenance shop and storage areas.
• Assist with light cleaning or debris removal during unit turnovers to expedite make-readies.
• Support storm preparation and cleanup during seasonal shifts.
• Distribute resident communications door-to-door, fostering direct contact with residents.

Requirements

• High school diploma or GED required.
• Valid driver’s license required.
• Some background in yardwork or general facility upkeep expected.
• One year of maintenance or HVAC experience preferred but not required.

Schedule

Monday through Friday, 8 AM to 5 PM, with participation in an on-call rotation for after-hours needs.

Pay

Compensation includes an hourly rate plus a monthly renewal bonus program.
