Groundskeeper

About the role

Groundskeeping at a luxury apartment community requires a specific combination of physical consistency and observational sharpness. You're not just picking up litter and trimming shrubs. You're the first person most residents and prospects see when they pull into the property, and the condition of the grounds communicates something immediate about how the community is managed. Responsibilities

• Full community inspections for cleanliness, litter, and hazards (pet waste, cigarette butts, dumpster areas)
• Light landscaping: sprinkler adjustments, trimming trees and shrubs, sod replacement, general plant care
• Parking lots, curbs, and walkways kept clean and clear
• Pool and spa upkeep including chemical balancing and documentation
• Snow and ice removal with ice melt application as conditions require
• Identifying areas where maintenance processes could improve and communicating those observations to the team

Requirements

• At least one year of experience in multi‑family housing, hospitality, or a comparable environment
• Strong attention to detail – able to notice issues before residents do
• Solid communication skills
• Ability to follow standardized procedures across a range of tasks
• Genuine comfort with physical, outdoor work in all seasons (including Denver winter snow removal and ice treatment)

Qualifications

• CPO (Certified Pool Operator) license preferred at hire but required within the first six months; Griffis will support obtaining it
• Spanish bilingual skills are a plus given Denver’s resident population

• Working knowledge of how a luxury community presents itself and how curb appeal connects to occupancy and resident retention
• Understanding of how daily grounds work contributes to a property’s NOI by protecting asset condition and supporting resident loyalty
• Experience with Griffis’s resident loyalty programs, building customer service habits transferable across the industry
• Path toward maintenance technician or lead maintenance roles, with the CPO credential carrying genuine weight

Pay

The compensation range for this position runs from $20.75 to $23.00 per hour.
