Groundskeeper

About the Role

Avenue5 Residential is seeking a talented Groundskeeper to maintain the grounds, amenities, building exteriors, leasing office, tour path, parking lots, and other areas of the assigned property. The goal is to maximize the property’s marketing appeal while ensuring the highest level of customer satisfaction.

Responsibilities

• Remove trash and debris from office areas and property perimeter daily.
• Assist in preparing market-ready units.
• Pressure wash exterior buildings, sidewalks, and other surfaces.
• Assist with property emergencies, including snow removal and inclement weather response.
• Clean available apartments, model homes, and common areas as directed.
• Address maintenance concerns related to weather conditions.
• Maintain high standards of cleanliness and curb appeal to promote customer satisfaction.
• Interact courteously and professionally with residents and potential residents.
• Preserve resident and applicant confidentiality.
• Foster positive relationships with residents, properties, and associated agencies.
• Report maintenance or life safety issues immediately.
• Perform other duties as assigned.

Requirements

• High school diploma or equivalent required.
• Valid driver’s license, clean driving record, and current auto insurance.
• Ability to read, write, and understand English.
• Proficiency with general office equipment.
• Excellent customer service and interpersonal skills.
• Strong organizational and time-management abilities.
• Ability to handle difficult or angry individuals professionally.
• Commitment to maintaining confidentiality.
• Adherence to professional appearance and uniform policy.
• Completion of Avenue5 Fair Housing, Diversity, and Inclusion Training within the first 30 days.
• Ability to shovel snow, apply ice melt, and operate a commercial snow blower.
• Passion for meticulous curb appeal.

Pay

$19 to $21 per hour.

Schedule

Monday–Friday, 8:00 AM–5:00 PM, plus on-call rotation.
