About the Role
Ensures the physical aspects of the community are maintained, including grounds, amenities, and overall curb appeal, while providing support to the service team members.
Responsibilities
- Inspects the community throughout the day to remove litter, debris, and pet droppings and ensure all common areas and amenities are neat and free of litter at all times.
- Removes trash and remaining items from vacant apartments before starting the make-ready process, transfers trash to the dumpster or storage area as applicable, and cleans and maintains storage areas.
- Completes assigned minor and routine service requests as requested by the Service Supervisor and/or Community Manager and assists the make-ready specialist in the turn process.
- Changes all locks in accordance with the property’s policy and ensures gates to all pool areas are working according to codes and safety standards.
- Distributes notices and communications to residents as necessary.
- Informs appropriate supervisors of any observed hazard or potentially dangerous situation for residents, team members, guests, and others.
- Demonstrates customer service skills by treating residents and others with respect, answering resident questions, and responding sensitively to complaints about maintenance services.
- Complies with safety and risk-management policies by attending routine safety meetings, completing required OSHA and safety-related training, and reporting accidents and incidents promptly and accurately.
- Monitors and ensures compliance with regulatory requirements, organizational standards, and operational processes, reporting violations as needed.
- Practices proper safety techniques and reports any mechanical, electrical, or safety issues immediately.
- Identifies areas for improvement and offers suggestions to enhance efficiency and productivity.
- Stays informed of industry changes in technology, processes, and standards through training, research, or professional publications.
Working Conditions
- Works both indoors and outdoors in all areas of the property, including amenities.
- Exposed to all weather conditions (rain, snow, heat, hail, wind, sleet).
- Requires standing, walking, sitting for extended periods, bending, stooping, climbing ladders, reaching, carrying objects, and crawling in confined areas.
- Must be able to push, pull, lift, or maneuver weights of up to 25 pounds independently and 50 pounds with assistance.
- May require occasional travel to assist other properties, attend training, or business meetings.
- Must be available for a flexible work schedule, including evenings, weekends, and holidays, and be on-call as needed.
Requirements
- Valid driver’s license to operate a golf cart on the property.
- High school diploma, GED, or related experience and/or training.
Skills & Abilities
- Ability to apply logical thinking to define and correct problems.
- Proficiency in customer service and interpersonal communication to interact effectively with residents, team members, and others.
- Ability to read, write, and communicate effectively to represent company management and answer questions related to department policies.
