Position Summary
The Grounds & Housekeeping Technician helps keep the community looking clean, safe, and welcoming—both inside and out. This job takes care of the outdoor areas, amenities, and landscaping, as well as indoor common spaces like hallways, lobbies, and shared facilities. Along with daily cleaning and grounds work, this role also helps with unit turn cleaning when apartments become vacant or during busy seasons. The technician works closely with the Property Management and Maintenance teams to support daily operations, community events, and inspections.
Essential Responsibilities
- Maintain landscaped areas including lawns, planters, trees, shrubs, and flower beds.
- Conduct routine grounds inspections and address debris, litter, and visible hazards.
- Maintain sidewalks, courtyards, patios, parking areas, garages, and outdoor amenities.
- Monitor parking areas for litter, debris, or conditions impacting appearance or safety.
- Maintain outdoor amenities including the dog park, rooftop areas, and garden lounge spaces to ensure they are clean, safe, and welcoming.
- Empty trash and debris from common areas and maintain cleanliness of dumpster and compactor areas.
- Support snow and ice removal operations including shoveling, salting, and monitoring walkways.
- Assist with seasonal landscaping activities such as planting, mulching, pruning, and leaf removal.
Common Area Cleaning and Presentation
- Clean and maintain common areas including lobbies, leasing offices, interior corridors, stairwells, elevators, amenity spaces, restrooms, laundry rooms, package area, leasing offices, and other shared areas.
- Clean glass doors, interior windows, and amenity windows to maintain a professional appearance.
- Sweep, vacuum, mop, or machine clean floors as appropriate.
- Restock restroom and amenity supplies including paper products, soap, and related items.
- Maintain cleanliness of trash rooms and back of house spaces.
Model Apartment and Unit Cleaning Support
- Maintain cleanliness and presentation of the model apartment to ensure it is always tour ready.
- Support unit turn cleaning as assigned based on vacancy volume, staffing availability, and operational priorities.
- Coordinate with Property Management regarding timing, expectations, and readiness standards for unit cleaning support.
- Communicate unit condition or maintenance needs identified during cleaning activities.
Site Inspections and Safety
- Perform routine site walks to monitor cleanliness, safety, and overall property condition across interior and exterior areas.
- Conduct regular lighting checks and replace light bulbs as needed in common areas, garages, parking areas, and exterior spaces.
- Identify and report hazards, safety concerns, security issues, or maintenance needs promptly.
- Monitor walkways, stairs, parking areas, and amenity spaces for trip hazards, weather related conditions, or damage.
Maintenance and Operations Support
- Provide general assistance to the Maintenance team as needed.
- Transport materials, tools, equipment, and furnishings as required.
- Auxiliary tasks such as preparing, cleaning, and turning over units and common areas.
- Perform hallway and common area paint touch-ups and basic repairs when assigned and within training and authorization.
- Support property events, inspections, and special projects as needed.
Required Qualifications, Knowledge, Skills, And Abilities
- 2-5 years of prior experience in grounds, housekeeping, custodial services, facilities, or property operations.
- Ability to perform both interior and exterior work and adapt to changing daily priorities.
- Strong attention to detail and pride in maintaining clean, organized spaces.
- Ability to work independently and manage routine responsibilities with minimal supervision.
- Reliable, punctual, and professional in appearance and conduct.
- This is a 5 day a week position in a residential community that operates 7 days a week. While schedule is generally consistent, you must have the ability to work weekdays, weekends, holidays, and occasional overtime based on operational needs.
- Flexibility with schedule to support seasonal demands, unit turn volume, special projects, events, and coverage needs.
Preferred Qualifications, Knowledge, Skills, And Abilities
- Experience using landscaping equipment and outdoor power tools.
- Comfort working independently in varying weather conditions.
