About the role
Federal Realty Investment Trust is a proven leader in the ownership, operation, and redevelopment of high-quality retail real estate in the country's best markets. We are looking for an experienced real estate management professional to join our team as General Manager for Pike & Rose retail, based in North Bethesda, Maryland. This role will provide support and direction for the day-to-day operations of a complex mixed-use property, overseeing in-house and contracted departments to ensure property goals are achieved.
Responsibilities
- Manage day-to-day operations of the development, ensuring a premier mixed-use environment is maintained and that the appearance and physical aspects of the property meet Federal’s established standards through routine site and safety inspections.
- Manage property personnel including Administrative Assistant and Engineers, as assigned.
- Oversee facility maintenance and preventative maintenance programs, landscaping, trash removal, contracted janitorial and security services, plumbing, roof, utilities, mechanical, life safety, and energy management systems.
- Oversee parking operations, including tenant parking, visitor parking, and special event parking, as well as garage operations in partnership with the Senior Property Manager-Office.
- Attain budgeted revenue, operating expense, NOI, and cash flow goals by analyzing and evaluating financial statements, reconciling statements against approved budget, and addressing projected gaps in financial performance.
- Enhance and elevate the consumer experience through regular assessments of property condition, ensuring issues are addressed immediately.
- Manage HOA and REA agreements.
- Identify and recommend capital projects and manage project contractors and subcontractors from the bid phase through contract completion.
- Oversee work activities and services from vendors, consultants, and contractors by researching needs, bidding and negotiating contracts, monitoring progress, and approving invoices.
- Develop and maintain positive retail tenant relations by meeting with tenants regularly and resolving issues related to maintenance, lease concerns, trash, and parking.
- Prepare the annual operating budget and quarterly budget reforecast reports, managing operating expenses within or below budgeted levels.
- Work with property accountants to prepare monthly variance reports and forecast property-level cash flows for corporate planning and analysis.
- Manage invoice processing, coding, and payment to ensure timely payments.
- Collaborate with key stakeholders including Marketing, Tenant Coordination, Senior Property Manager-Office, and civic/community leaders to integrate shared resources and support strategic initiatives.
- Assist the Regional General Manager and SVP, Asset Management with financial and capital management, fostering internal and external relationships, and driving revenue and expense reduction strategies.
- Complete special projects as assigned.
Qualifications
- 8+ years of experience in commercial real estate property management, with at least 5 years of progressively expanding responsibility in P&L management, vendor contract oversight, and other key real estate functions.
- Bachelor's degree in business administration, real estate, or a related field.
- Ownership mentality with a long-term perspective and accountability for P&L and well-defined objectives.
- Proven track record of leadership, fostering high-performing teams, and cultivating a culture of success and profitability.
- Strong oral and written communication skills, with the ability to build positive relationships with tenants and collaborate across all organizational levels.
- Financial acumen and analytical capabilities, including experience developing and executing operational and capital expenditure budgets.
- Ability to manage multiple complex projects simultaneously and exercise rational judgment in decision-making.
- Entrepreneurial mindset with a proactive approach and willingness to take on various roles during periods of growth and change.
- Proficiency in property management software and Microsoft Office Suite (Excel, Word); knowledge of JDE and Nexus is a plus.
- Ability to perform essential on-site property inspections, including walking or standing for extended periods, with reasonable accommodations as needed.

Pay
The typical total compensation range for this role is $145,000–$160,000 per year plus bonus. Offers are determined based on job-related skills, experience, relevant trainings, and certifications.
